Depending on the finishes, im guessing in the 110/SF range. The smaller the sq footage, the more of an effect it will have. For example, the same house and finishes for a 2000 sq ft home will have a less price per sq ft than a 1000 sq ft home.

I had a one bedroom house that was 800 sq feet and it appraised for 26k when I sold it

My MaMa and PaPa raised 9 kids in a 900 square foot house. Youll be fine if its just you and the wife or even 1 kid.
You can figure cost to be roughly $100 sq ft. Give or take a little depending on creature comforts.

Big yards suck. One of my biggest mistakes I ever did was have a 3ac yard. The upkeep takes a lot of time every week in the spring/summer/fall.
Oh, I even kicked the idea of fencing it all in and buy some goats.

Tiny houses is a fad right now. If you spend anywhere close to that 90,000 number you will never see your money back.

You cut all the wood off of your property?
Have any slabs of 8/4 or 6/4 x 12" wide I could buy for a bench seat?

What finishes? Flooring? Cabinets? Plumbing fixtures? Siding? The smaller the house, the less of these things there are so your statement doesn't make a lot of sense.
It would make sense if you mentioned things like concrete finisher, plumber, electrician, etc. These guys will have a minimum they charge on a smaller house and spreading that costs out on 800 sq 1 bath vs 1500 sq ft 1 bath will raise the per sq ft on the smaller house.

656 sq. foot house in Metairie
The above house was for sale on realtor.com for $235K with no takers in a good part of Metairie, LA.
It has been taken off the market.
I imagine small houses are hard to sell.
I have a queen bed, 2 "chair and a halfs" a regular size sofa, a chest of drawers, 2 armoires, a square table with 6 chairs, 2 barstools, front loader washer/dryer and stuff that could fill 3 small walk in closets (including kitchen items, pantry, clothes.)
I don't think I could fit in a tiny house and I don't have a lot of stuff accumulated.

Timber framing, put up wet. Also, all 2by boards put up wet.

Yes and no. I have a tree guy that gives me all the pine he cuts. Don't have any that grow on my place. Only hardwood.

Can custom cut on what you need. I can cut as wide as 26".
This is about a 24" red oak.

Downsize from 1500 sq feet?? That isn't a big house by any means to downsize from.
You could always purchase a 'tiny house' like the ones on HGTV. They typically run between $20k-$90k depending on the square footage and the materials.
