I understand, but also want to add that I think the trend of 2,500-3,000 sqft homes will end soon.
People don't have a bunch of kids anymore, so I don't think the demand for 4-5 bedrooms will maintain itself. People would rather spend the same amount for more of a status location.
example: 20 years ago, People moving out to LP and spending $300k(today's $) for 5bd 3ba on acre lot.
today, they are spending $300k for a 2bd/1ba on park blvd/garden district.
two professionals aren't looking at 3-5 kids, and that's what a household needs now, 2 incomes.

In my area, all I seeing are houses being built in the 4K sqft and bigger being built.

As a builder, its tough to price stuff like this. It's been said already, you have minimums from subs and still have the highest priced areas, like cabinets and plumbing. You would be deleting a lot of less expensive sqft like bedrooms, porches, and garage/carport. You would be missing out on value, like a 120 sqft bedroom that costs 5k to build and gets 12k on appraisal. That being said, if you went with low range finishes, you could get down around 85k. We do a customer participation that would be good if you are handy. We finished the outside and sheet rock the inside.

To me, I just don't understand as to why people just don't take the time to learn on how to contract out, building a house.
I know dam well if I were to build a big house, I would save that 10-15%.

True, but there are still plenty of people that buy 4+ bedroom homes if they have the money. They typically use the 4th bedroom as a office, game room, guest room, etc.

When I built my house, the 4th BR room, I had plans for it to turn it into a man cave/TV room. Done.

Several have sold in my area the last couple years, and people seem to be living just fin in them. My house is only 847 sqft, but I also have 350 sqft attached covered deck, another 200 sqft covered attached to a 400 sqft detached garage. Eventually we will tear it down and build a bigger home when we have kids, but it's fine for my wife an I now.
