Residential is cyclical

Commercial is low margin.

Go Industrial. You'll make 20-30% more at first and probably 100-200% more within 5 years with bonuses if you are worth a damn and pick the right company. You'll learn everything you need, on a much larger scale, so if you ever decide to change industries you'll be just fine.

You couldn't pay me enough to touch residential again.

Commercial is awfully open ended. Could be a 500k renovation or interior build it, could be a 1mil square foot warehouse, could be a whole multi building facility, high-rise, etc.

There's a reason people don't generally have all of those in their portfolio.

Real question is what do you not like about commercial, because the type of jobs you're on can drive an awful lot of your experience.

Yes it's typical because GC's are notorious for giving out numbers to their buddy so their buddy can bid $1,200 less (than me) on a $200k job and steal it out from under you. Trusted GC's get the lowest number and typically about 45 minutes before bid closes. Untrusted GC's get 12% and about 4 minutes.

That’s what I’m trying to figure out. Being on a rushed design-build job that never had a realistic chance to finish on time probably didn’t help. And it seems like there are more and more of these types of jobs popping up

Design build is a different animal, but the schedules are always going to be tight. Arguably worse for hard bid.

Small companies have their benefits, but it's real easy to get stuck in a position and pay grade. Big companies can offer the salary, per diem, company truck, etc, but they expect an 80 hour week.

Residential is cyclical and doesn't pay unless you own the company, plus you're stuck with bottom of the barrel trades as far as people skills go.

Industrial is its own animal, as is heavy civil.

You're getting a headache regardless, just a matter of which flavor you can tolerate the most. The industry as a whole has an absurdly high suicide rate among management. Best hope it's for the next generation to start their own businesses and change the culture

Any advice if I were to look into making the switch to estimating? I’m in the middle ground where I’ve got some experience in construction but not specifically in estimating/precon.

And I’ll tell you from personal experience. If you think that building someone’s home will be more rewarding, remember how shitty people in general are. Especially suburban housewives that think they are experts in construction because they watch Property Bros on Lifetime.

Go work for a heavy civil company. There’s no estimating like hard dollar heavy civil - and learn production based estimating not cost based like plugging a number from RS Means or other garbage.

But you’ll probably hate your life for the 48 hours before 10:00 am on the second Wednesday of every month if you’re in Louisiana and go that route.

There is ZERO need for you to go back to school to learn you build the first floor before you build the second floor before you build the third floor. It's not hard.
