Sometimes for absolutely no reason.
There's 2 locations I've always known about. That little strip on the Oneal extension right past the car wash. No matter who opens up in there they always close within a year or 2. street view
B/C it's the god damned ghetto across the street. 400 yards south is much better.

The other is the building on HW.16 (Range Avenue) in Denham right as you pass over the railroad tracks heading south,on the left. Nice building but nothing ever stays open for very long there.
Nobody cares MJ. Just you and the meth-people.

I was surprised CB closed- it was always busy as hell for lunch.
I never liked Coyote Blues that much.
I thought for sure that Chuy's would scoop up that location. Saltgrass Steakhouse did. It has excellent visibility on I-10. It should be a good location but for whatever reason CB didn't do well.

I love Chuy's. Always seek one out in Dallas or Houston.
Saltgrass will be GREAT to have there as well.

CB was expensive with smaller portions. If it had remained open, Don Jose's would have definitely been the nail in the coffin anyhow.
FWIW Don Jose's is the BEST Tes-Messican in BR now. Original restaurant is in Kenner.

Chuy's seems to attract a huge crowd wherever they go. Maybe they choose the right locations.
I would like to see Lupe Tortilla in Baton Rouge.

Used to have my favorite Chinese place, was like walking into a real life Bob's burgers.
The rumor I heard is the non chain shops there were told to GTFO after the flood so property could be sold for a Walmart neighborhood market.

Trivia..... What local restaurant chain(4 of them) had a brief stint there in the late 90s.

Before the Bulldog opened, that area on Perkins/Balis just seemed to struggle.
Anyone know how Phil's Oyster Bar is doing there? I suppose if this is the first time you have read that they are there, it isn't a good sign.

It was still Southdowns in the late 90's. They didn't close until sometime after 2000

I don't live in BR anymore so I don't know how they are doing, but I ate there a few weeks ago and it was delicious. One of the best oyster po-boys I've ever had. Great atmosphere for a lunch spot or a game (lots of TV's).

Southdowns bar closed in 2007 if I recall correctly

He was talking about the structure where Kalura Street Grill is now.
It was briefly a Sammy's between Colonel's Club and Chelsea's.
I loved some Southdowns. It closed Early 2006 I think. I was at the last Halloween Party there in 2005.
I first started going in 94.

did that storage place move out there?
A Neighborhood Wal Mart would definitely make it easier to fill the out parcels. Those tend to get pretty busy.

Good. Was it crowded? I really want them to do well, but I have my doubts with a location that isn't very visible from Perkins.

The place off Essen where Omi is. It's such a terrible location. That place has absolutely amazing food and there's never anyone there. Other than Louisiana Pizza Kitchen back in the day, everything else has failed.

Good food, good customer service, and they turnover tables FAST. My commercial real estate friends in Nashville say they have easily the fastest table turnover rate in the city.
Since then I've noticed. You can have a complete meal there in 20 minutes.
ETA:
And excellent location selection. They are a perfectly run restaurant chain.

Chelsea's did fine, owner just wanted to move on. He also had waged war against ABC. That place would be perfect for the right bar.

Not sure how Phil's is doing. I did find it funny though how Phil's and Thai Kitchen pretty much switched locations.
Phils is doing great. They get a good lunch and supper crowd. We've been twice for supper and My GF has been for lunch as well.
