We had one of these installed in our master bath and love it. Since our mornings are hectic, we can talk about what we have planned for the day while doing our business after coffee. It's really brought us closer together.

Must haves: gas range with a vent that exhausts outside. We have a gas range, but if we throw a steak on a cast iron skillet, the house smells for days, because we have the recirculating fan/vent.

NG line outside.

Office for computer/filing cabinets/etc.

Not needed:
“Sitting room” in the master bedroom. Will probably make mine into a huge closet. Theoretically you think you will put a weight bench in there or maybe your wife will sew or scrapbook in there. In actuality, it’s a junk room that will collect shite.

Formal living room/dining room. We have both. All you need is one or the other.

I don't like slabs and have always built my houses off the ground. Present one is about 3 foot. Next one I build be 4 foot and I am really considering putting in a small basement/safe room/store room in it. If I am 4 foot off the ground I could dig out a 5 foot room and the roof would be a total of 8 foot high. I like off the ground so I can access my plumbing and I personally think it keeps bugs out of the house.

I also plan on having a good backup generator on my new house.

What does the thread think?

I’m on a slight hill, with a two foot crawspace on one side, but eight feet at the other side. It’s awesome having the extra storage space. Not sure how that would work in Louisiana though.

The elevation here is about 80 feet and I know the water table is at least 20 feet down. I figure I will simply block in a room and pour a slab for the floor. Maybe I will put in a sump on one corner in case I do get some ground water seepage somehow.

I know an old house near me with a small basement. It is basically a walk in root cellar. No moisture issues.

It was built back in the 20s.

Really good advice. Also, deck out above your garage with 3/4 plywood for storage and add a dumbwaiter so you don't have to carry stuff up by hand. They're only $3k and will come in pretty handy.

Mount outside hose bibb/faucet connections at least waist high on the wall, if you live in the house long enough to get old you will appreciate not having to get down next to the ground to connect a water house.

Have at least one outdoor hose connection with hot water, if you need to bath your dog outside in cold weather both of you will appreciate it, and there are a lot of other things that will be easier having hot wwater access outsid.

Get glass shower doors and give them maintenance every few weeks. I bought this enduroshine shite and the dude at the glass shop warned me about it not being very good but I got it anyways. I set it and forgot it and now my doors look like shite with water spots.
