I know several people who downsized when their kids moved out. Sold their large house, built a customized smaller home and put a pile of money in their investment accounts. Some bought recreational land or camps. Some did it because they could. It is nice to reach the point in your life where you are debt free, have no money worries, and really don't care what others think about your business. Really is uplifting. Hope everyone gets that option.

Two years ago I built a house in Baton Rouge that’s 3500sqft on an acre and it’s just the wife and I. Thinking about selling it all and taking the equity and paying cash for something smaller closer to my ranch in Texas.

Problem is I like nice things and lots of space and my mortgage is 2.6% now.

But the kicker is you have to live in Washington Parish

we takin bout Ascension here y'all

Yes we are-

Ascension Parish has the highest medium household income in the state and its school district is among the top rated as well.

These two variables generally correlate with higher housing costs.

Comparatively, one would expect to pay more for housing in Prairieville than in Bogalusa.

If you lived in St. Bernard you have about 100 choices at that price point and sq footage!

Honestly, we probably spend 95% of our time in 1600 sqft of our house.

That's not tiny... but seems so in this day of bloated 3000sq ft houses for families of 3. We had a family of five in about 1650sq ft and that was after the single garage was converted to the MBR.

But this was in the 1950s-1970s...

Same here. My house is in an old neighborhood. 1600sqft is more than enough for the three of us because we usually in the same room together. It’s a 3BR but we rarely use the 3rd one so I don’t see why we need a 2500sqft 4BR house. Plus cleaning a smaller house is much better.

Why would you go through the process of building for half a house?

shite our next house will hopefully be 1600-1700 sq ft. Kids are almost gone and my wife and I want a 3/2 that's easy to maintain.

The previous owner of my house had 5 people and they must’ve live there 50 years. I talked to the son who is eldest and us now in his late 60s or early 70s, and he said he use to sleep in the 80 sqft utility areawhich is now my laundry room. If you had to go to the backyard you need to pass the area. He said he didn’t mind it.

half a house?

I grew up in a house like that.

We were happy.

Am I supposed to reframe that I had a miserable childhood?

I grew up in a 1500-1600 sq ft with a family of 5. My sisters shared a bedroom. That was pretty common at the time.

Almost everyone over 40 did.

Before our current house we lived and started our family in a 1350 square foot house with minimal yard maintenance. It was great. Simple living.

Third kid pushed us into bigger house and the multiplier effect on the budget is a real cost creep beyond the monthly note - house keeper chargers more, yard guy, insurance, utilities, taxes, upkeep. Everything gets more expensive the more house you get.

I grew up in a 1,500 sf 3/2 ranch. They are a staple of the middle class. Ain’t nothing wrong with that.

Also depends on what part of AP you live. Gonzales is pretty average, d’ville on the very low end. But certain parts are some of the highest in the entire state.

I feel like with modern open floorplans you can get more bang for your square footage buck too.

I grew up in a small house and part of that was taken up by a formal living room and a formal dining room that we only used a few times of the year. Meanwhile we spent all of our time crammed into a tiny breakfast nook, a cozy den or standing in line to use the one bathroom.

I'm sure a modern, one story 1600 sft could be made to feel spacious and accommodating for empty nesters or newlyweds.
