Yet, every state around us has local and state governments willing to meet those excessive demands.

They ask for a lot, they also bring in a ton of tax revenue and the jobs pay more than your typical fast food and retail.

So Louisiana got it right and SC, TN, AL, MS, TX, and GA all got it wrong with Bucee’s?

Age old story and yet another example of why we lead the nation in many categories related to economic development.

Google Maps already has “Future Home of Buc-ees” at the Menge Ave location.

Apparently it's not excessive in Georgia, where OTHER THAN ATL the roads are superior.
Georgia has better bike lanes than Louisiana has roads.

LA 29 exit off 49 where they remodeled that old exxon into a race track or whatever would’ve been a good spot. Also where they just built that Love’s north of ellick

Theres an absurd amount of places that would be great for Buc-ee's. If the state had let the first one happen there'd likely be 3-4 more locations up or planned by now.

This is more or less the correct answer. Bucee's demands became excessive and, quite frankly, ridiculous, so the parish told them to kick rocks. It wasn't because of greedy Louisiana politicians or the parish asking Bucee's to fix roads for them.

The tax revenue Buccees would have produced would have allowed the parish to fix a lot of roads. Louisiana politicians my not have been greedy in this situation, but they sure were stupid.

Last time Bucee's tried to come to Louisiana, they asked for a tax credit. Obviously the state and parish both told them no and they moved on. The property they tried to buy ended up flooding in 2017. It's a Honda dealership now.

I thought Buc-ee’s had been eligible for the tax credit bc the state was giving those out like candy - but then the flood happened (2016) - the credits expired - and they used that as the excuse for not building

1. Bucees was going to get a tax break from the state. There was a handshake agreement in place, from what I was told. Problem was Bucees came back after the fact and kept asking for more breaks from taxes/fees, amongst other things. Some of their demands, by state law, couldn't be met. Some of the incentives expired.
2. Publicly Bucees denied the 2016 flood had anything to do with pulling out of the BR location, but that's bologna. They inquired about drainage improvements in the Millerville area but there was no realistic way this could be completed in a time frame Bucees wanted. Also, there's not much you can do about a 1000 year flood, so there's no guarantee drainage improvements would even solve the problem.
3. Bucees business model requires that they build multiple facilities within the state but they couldn't locate/secure multiple locations to build the facilities. They seemingly wanted the state to do the work searching for these locations. The state can help, but ultimately that's Bucees job, not the state's
