I personally would move on from Fairhill and Springlake. Seems like once Walmart moved there, crime went up. Not sure what they are clearing the rest of Burbank for. Just not the biggest fan of that neighborhood long term. It doesn’t seem to be trending up but maybe in a plateau. I think the preserve next to it is really nice but probably overpriced.

I would again reduce my scope of area by the new St. George, after the legal stuff is over St. George will stand. Taxes in Baton Rouge will either skyrocket or BR will finish it's transition into Detroit. Old Jefferson is rebounding after the flood as well, most of the area flooded but now most of the houses have been completely renovated.

I know several people in here, and yes it’s pretty overpriced. The homes are beautiful but nobody has a yard.

We live in a back section of Jefferson Terrace named, Jefferson Highlands.
We love it, good mix of houses and size in the JT area, a neighborhood pool, a BREC Park that is about to expand due to old school being torn down. There are everything from 1950's houses to 2020 houses being built. Quiet and safe and in the middle of everything. Not to mention will be part of St.George and the future ISD (EBR just built an amazing new school that will become part of the ISD once Mayor Broome is out of our hair. Also is on the St.George Catholic School bus line.)

Unfortunately, i heard that the Keans on Jefferson near the main entrance to Westminster has been torn down and a new Circle K will be built. I know for a fact the Keans has recently been torn down. It is right next to the I12 East entrance ramp.
Residents aren't happy.

Report card for Springlake/Fairhill
1500-1800ft - Check
Shade - Yes on the 15+ year old homes (Gardere side of Bluebonnet), no on the younger ones (Walmart side of Bluebonnet)
Sidewalks - Check
Community Pool - Check, but if you live on the Gardere side you have to frogger your way across Bluebonnet to get to it.
Age of homes - 10-20yrs old mostly, a few younger and a few older.
Cookie Cutter - Nope, HOA makes sure everything is pretty cookie cutter. Fairly strict rules on what you can or can't due on your property (haven't seen much actually enforced though).
House that didn't flood in 2016 - Check (in theory it should have, but Supernovasky cracked the code on why it didn't - all the water got diverted to a big empty swamp).

I have ruled out Magnolia Woods because there are no sidewalks. I scoped out the 2 houses currently for sale and they are not quite what I'm looking for.
I think I might rule out Springhill/Fairhill also. I think I want to be closer to I-10 Bluebonnet area. Not 100% sure but close.

I don't live in any of them.
Lakes at Jamestown is the newest and will have a very convenient interstate access once Pecue is finished.
Oak Hills and Iberville Terrace are older subdivisions, but in a good area and would likely have others of your demo. Doubt many houses in your size, though.
Springlake/Fairhill - definitely your go-to if you are looking for diversity in your neighborhood. A lot of Asians and blacks, and plenty of white trash as well.
Pine Park/Westminster and Jefferson Terrace - both are older neighborhoods and will have houses in your size. Good location and they are being "gentrified". JT has some splinter neighborhoods that are newer.

Take a look at Tara as well. Most of the homes will be larger than 1500-1800, but some are certainly in that range. Tara is about 50 years old and the streets and sidewalks are in good shape. A solid place of about 500 homes and everyone keeps up their yard pretty. Security cameras monitoring everyone that goes in or out of the subdivision. It's located convenient to everything.
Kenilworth & Pine Park/Westminster are good options as well and similar to Tara.

While I do like Tara and other neighborhoods north of I-10/12, it is just further north than I want to go. My extended family lives south of BR and I still want to have a short drive to see them.
