If you want to live in AP it's very cheap. Buy the older houses. Bottom line. There are a ton of areas for 140k- for 3-4br but you need to look around and carefully check out the neighborhood.

We live off of bluff in a nice neighborhood. There are several houses being built now and a handful of lots still available. There are tons of kids in the neighborhood too. It takes about 23 minutes for me to get to Essen in the morning. It's not a bad drive now that the interstate expansion has been completed.

I've seen 2 for sale online in Manchac Place. Is yours the one with the horrible paintings or the other one?

Check out Longwood Subdv. 4BR on the neighborhood park listed on FSBOBR.com. It is on Hwy 73 between Airline & I-10 for easy access. Stay away from anything down Hwy 42 due to horrible traffic. Other neighborhoods off of Hwy 73 such as 7 oaks are very nice but zoned for EA high School.

Old Mill is nice. Easy access to I10, Dutchtown schools.

Between 73 and Bluff on 74 are several nice ones in that range.

I'd ride down Bluff and check out the ones on Alligator Bayou, down Bluff, turn left on 74and check those out, then Old Mill on corner of 73 and 74.

We lived in Manchac Place. Neighborhood was fine for us. Lots of kids, we never had any real problems with our home. We liked the area and moved about a mile away, down Bluff Rd.

Most subdivisions in Prairieville, in that price range, have LOMA's (Letter of Map Amendment). Check with your realtor. If it's LOMA'd out, you only pay the $360 or so a year for flood insurance.

Not true, I am in Prairie Oaks and we are zoned for Dutchtown

Just make sure your commute keeps you off of HWY 73 between Airline and I 10 it is a nightmare. Been under construction for years.

My brother lives in that neighborhood it is the last one zoned for Dutchtown. Any further towards airline and it is EA.

I live off swamp rd in pvile and no flood insurance.

For that size and price lake harbor is nice. Also no flood insurance needed.

Something with near-zero lot lines, zero character and lots of stucco.

Might be hard to find out there.
