South of I-10 in BR, your budget will put you in Springlake, Kenilworth, and Oak Hills neighborhoods. You're not going to have much luck with Southdowns and the University Acres/Garden District area with that budget (unless you want a project). That price range is right there for Capital Heights if you like that vibe of neighborhood.

North of I-10, you're likely looking at Shenandoah.

Now, getting into a place that will give you good resale value? That's case by case and tough to say.

truth... we almost built in OAE, too... now we are building in Lakes @ Twin Oaks... older subdivision, but bigger lots...

They have one for 289 in oak alley now approved for that much but would rather stay under that

Dutchtown Pernt would be good and within budget. We call it that b/c of the entrance from 74 but it's really Crossing.

OP. Good houses for money here. and FWIW, ask me about any street in particular and I'll report back with how well your neighbors tip the pizza guy.

I also like these houses/lots/value off Duplessis about 5 min from 10@73.(turn off 73 at St John Primary) LINK.

And another small hood with good value on good houses off Manchac Acres(not as accessible to I-10 for sure but it's pville so you can just hit airline to Siegen in morning).
Gotta think longer term though as 42 is going to be a shitshow for 4 years. but close to a neighborhood walmart, gym, good seafood joint.

I like harbor crossing but like you said 42 is gonna be messed up for years

Try right here in Saint Gabriel off of Highway 30.
University Club South subdivision.

Just across the Iberville Parish line from East Baton Rouge. All of the Saint Gabriel city services and minutes away from stores and businesses in Saint George/South BR.

We just sold our home in Magnolia Woods to move into a larger home in the same area. It's a good family neighborhood in a great part of town.

I have looked at Kenilworth and oak hills both seem good just wondering how long those area stay nice

Parents just built small house in Parker Place in Prarieville. They spent 325k on a four bedroom, think they have some 3's in the 290k range. Nice hood, neighborhood pool/cabana, school nearby

Mike I agree those have been nice since the 60's but the area around them aren't as nice anymore

Woodridge off of Pecue is a nice neighborhood. Quick access to perkins, highland, airline and Seigen,
