Wow, this is a great idea. Who wants to open an Affliction & Ed Hardy clothes kiosk on 3rd Street? Can Deldago help me get the permit? Or do we need a permit?

I don't get the John Delgado hate on this board. Every time I've had to spend the night in Baton Rouge at the Indigo I've walked over to one of his bars and they've all been pretty nice. He also seems to be a nice guy and all the times I met him he was with his wife and they seemed to enjoy being around each other. Is it just jealousy?

Isn't there some ridiculous number like 800 residencies under construction downtown right this second? 3rd Street has slowly become a go-to bar scene in BR for the over 21/non-frat crowd. There's a real grocery store downtown. I never thought I'd see that happen. IBM and those other high rise loft developments combined with all of the hotels and the gentrification of Beauregard Town are really changing the demographics of the area in a big way.

a downtown "club" could survive if it was managed right and enforced a dress code.

Agreed, but those high prices are temporary. Currently, the demand for housing downtown far outstrips the supply. As all of the new developments in the area finish up (there are several set to open up before the end of the year) prices will gradually fall and level out some.

I live downtown, found places way cheaper than anything close to campus, unless you wanted to live on aster or in tigerland.

Strange enough, yeah. I know a lot of women who when they "go out" (i.e. want to dress up to go dancing), they go bar hopping downtown at places like Boudreaux Thibodaux's, The Breakroom, The Roux House, ect. When those girls want a laid back place, they're still going to The Bulldog for pint night, Perkins Road Overpass, or Radio Bar, but when they want to go "clubbin'", they're not going to Mike's, Fred's, Bogie's, ect. They go downtown.

Marazil was the first Brazilian place downtown. Great concept, but a few years before it's time. It started as a Brazilian steak house and then transitioned to a club / bar.

It could survive but it would be tough. I don't know who's dressing up and then heading out after an LSU game for bottle service so there goes 25% of your Saturdays.

It's more like maybe 225 apartments are under construction downtown right now. And they opened about 60 in the same building as Matherne's Market last month. They're talking about turning another empty office building or two into apartments right now.
I live downtown, but we're old so we just drink at the Red Star or Brickyard South (another Delgado establishment). Every now and then we'll go to Blend.
It will be interesting to see what happens when IBM opens. I have a feeling there will be some regional/national restaurants moving into the area. I get frustrated with downtown because it seems like the pace of change isn't happening fast enough. You go to places like Pensacola and Mobile, they have cool downtowns. But the grocery store and IBM are huge game changers.

I think it'll be very tough to have the support to sustain a "real" club in Baton Rouge. XO is trying it hardest but their lack of organization and overall direction just seems to be a mess (just an outside opinion). It's like one second they want to be an EDM club only then they have hip hop stuff thrown in there. Now you can do it all like the varsity but you need a good talent buyer and big name acts to actually draw people to the venue since its not branded either. But I digeess, back to this new venue..
For what it's worth I put on concerts (mainly hip hop) and when they were pitching me the concept of the venue awhile ago it did sound as if they were looking to be more House Of Blue-ish music venue rather than a "club" but i suppose we shall see what direction they end up going in.
