Exactly, they buy entire neighborhoods which happen to be made up of hundreds of SFHs that are then perpetually rented and 10 years downstream when deferred maintenance/roofs/HVAC/electrical etc rears its ugly head, here comes their deal with Section 8 HUD to the rescue.

People talk shite about HOAs, but it's nice having a no rent rule in your neighborhood keeping property values high.

There are hedge funds doing this but BR isn't one of them.

Kairos Living has been buying a lot of houses from DR Horton in Lake Charles, Lafayette, and Baton Rouge. They have bought up a few streets in new developments. Dozens of houses.

Companies/funds like them are doing this. Not BR. Just want people to understand who they need to go after is all. Get the info correct so you know who the enemy is.

I actually invested in a hedge fund that buys up and rents SF houses. Has returned 15-20% last few years. Very nice.

Most funds have a REIT or two in their portfolio. I think there will be some road bumps soon for REITs until the market situation sorts itself out.

I wouldn't put much money into a REIT with a lot of commercial property right now either.

Please show me where I said Blackrock is part of the Baton Rouge neighborhood in my OP. I said my brother-in-law in Santa Fe, TX is experiencing Blackrock involved activity. SANTA FE TEXAS -- Jesus Christ.

Eta: Also, you posted a Blackrock link directly from Blackrock's website. Not a published article by a reputable outlet, but a self-serving Dindu Nuffin website.

Single family development was planned and single family homes were built. So if they were all sold to individuals and then they all rented them people would be ok?

This is what happens when you don't follow WBRZ's link which provides a video on the subject matter. In it you would have learned that the developer built a leasing office at the entrance of the neighborhood. Now do you understand?

Seems like a weird conflict considering Berkshire Hathaway has their own RE division which is also building homes, as they are doing some subdivisions near me plus handling other sales.

I read and watched it and actually drove through it. Nice little community. The "leasing office" is a model home with a desk in it. Again, SFD homes were developed and built as planned.

Man, hit a nerve much? So a developer of land has to get approval of everyone around them before they can do something with it. Gotcha.

Thanks for quoting a link I already provided as the OP. Now let's see if you can quote the part that talks about the leasing office violation and then see if you can answer this pretty simple question again, "Were the surrounding residents duped by a non transparent process?"

Clearlake, the neighborhood adjacent to this development has houses in the $600k range and higher. Imagine going from having woods behind your house to having 1100 sq foot rentals. I've heard they connected the dead-end road shown below to the rental neighborhood also.
