I’m 33 and my bias is to having space for my two young kids to grow up outside with minimal worry. I want you to be able to live your urban centered public land lifestyle. Let me live my space centered private land life style.

And I agree, yards in urban settings aren’t efficient. But I don’t want urban settings. I want suburban to rural. I don’t mind driving to get places.

If you're already wondering out loud if you should get the hell out of Louisiana, you should've did yourself the favor and left last year.

Love the people, but, the state always sits an entire generation away from real change.

Nevada has a lot of earthquakes. I still remember being in the new Stardust tower and that fricker swaying back and forth. We had a fault line a 1/4 of a mile from our house in North LV

That's fair. I have been very hyperbolic and bombastic in this thread.

My main thesis is you can implement the mixed use neighborhoods in a suburb or small city scale.

It's just better design and a move away from car reliance is a good thing for all.

Rows and rows of single family homes and the nearest grocery store being 20 minutes away is just poor design. You waste so much time, money, and energy that does not need to be wasted.

This is why I love New Orleans - it deftly blends what you and SFP are arguing about. The city neighborhoods are primarily single family housing interspersed with neighborhood bars, restaurants and retail. And everything in the city can be reached in 20 minutes on a bike.

NC has hurricanes. even up north there is snow storms and tornado's you can't see coming in the hills and mountains. But yankees have basements.

Went a couple years ago. Disney Land was fun.

It was in the middle of August and still relatively nice. That coastal California climate is hard to beat.
