First thing I’d do is change this stupid name.

Who has been running Warsaw for the past couple of years since the death of the primary owner?

sad thing is they could have just let Gina continue to run it, she was already there and had it humming along. Family bullshite is the worst kind of bullshite

I forgot that I read in a post that y’all were related. R was good guy. How is his dad?

I’m sure that appraisement and traditional bank financing would be a challenge. Has there been any offers from valid purchasers? Has the family considered owner financing?

BTW, I’m not a RE agent or interested in purchasing the property, just someone that knew and respected R and the previous owner.

JW died shortly after Ross

all I know is they paid a shitload for it and spent another shitload cleaning it up.
it was going to be a long term ROI based on income not a sale

Anyone remember the old Knee Deep in Madisonville? I'm talking about the original one that was basically a shack.

I didn’t hear of JW’s passing, and I forgot to ask about R’s daughter, I hope she is doing well.

The marina is going to be tough for a purchaser to run as strictly an investment property. I think for the first several years, the owner would have to be on site to directly oversee and manage day-to-day operations.

My mom used to Manage Warsaw for Ross. But since then started a new bar.

And Boopalu's name was found by combining the owners wife, dog and his name lol true story.

Yeah been saying for years if one of these places served good food and had age limit after like 9 it would do well.

What was there before this bar was built?

Frog's Breath and Riverside was across the street from where Boopalu's is now.

The only problem with Boopalu’s is that people can’t seem to figure out how the launch is set up and always pull straight towards the actual launch, rather than going around the parking lot like you’re supposed to.

Wrong again.

BRB most weekends has more foot traffic than PS. BRB catered to a slightly older crowd and was more kid friendly.

Signage would help possibly

I've lived there most of my life and know how it works but a lot of the time weekend warriors from out of town come in with no idea how it works.

I've seen them put it, turn left and immediately get their boat up on plane

The old bridge.

Frogs Breath was more on the boat launch area and beyond.

The old bridge was exactly where the launch goes into the water. They didn’t move the highway.

There was an old house that sat right where the bar is today.
