Washington DC will be so unafforable that we'll have to move 90% of the current FedGov Executive departments to various state capitals and major cities just to save money.

Transportation was a major factor. Austin is out. Dallas could have contended but for some reason both Bezos and Musk seem to avoid Texas when possible.
It'll be interesting to see what Bezos does with Whole Foods, which is HQ'd in Austin - new offices and all.

Yes, and both companies have a presence in Texas. It's unavoidable. The falcon engines are built in California and then testing and all the "dirty work" is done there in McGregor. In addition to that there will be a private launch site in South Texas, near the coast and the border.
It's geographically an ideal location but also Texas state government is giving them money, making them immune from liabilities, and promising to close the beaches when asked. You can't pass that up. Like I said, unavoidable.
