The middle class for my social circle only makes like $5MM/yr. They're always asking people to pick up the tab for the suite and pay for the charter fuel. It's really becoming a burden

Interesting - I never knew that. So, sort of the other side of the coin from what I suggested, but still a perfect definition of market value - one person says a number, the other might say "ok", and if the first person doesn't like that, they should have had a better number.

Here in Franklin they passed a new construction education tax beginning 1/1/2017. It will be a one time assessment of around $3/ft2 living area. 3000 sq ft house will be extra $9k on top of permits/impact fees, etc before you even start. Crazy.

You should be filing a rendition (asset listing) based on original cost, which will then be depreciated and then the millage rate applied. Business personal property taxes are straightforward and easy to estimate if you have good records.

It's really good insurance through vantage but yes I do, and yes it's ridiculous. And I don't blame the government alone, doctors are to blame for this shite as well. my sons ENT billed my insurance 38000 for my sons tonsillectomy, a 30 minute outpatient surgery. So people that don't pay for anything get free coverage, doctors keep getting rich, and the middle class gets squeezed with high premiums and huge medical bills to pay for it all.
