There are limits.

Better than DH Horton today? Probably, depending how bad a shape the 1948 house is in.

Better than either a privately contracted house or mid-80s developments? Depends.

There is no way. No one will qualify for a loan because the appraisal will not be in the same time zone of that asking price. I could go for some Manchu wings though.

$650,000 for a 1,500 sq. ft. house? Maybe in the Bay area, but certainly not in N.O.

Some of NOLA's nicest houses were built in the 1800s.

Migrants moving in from out of state with $$ have inflated the prices big time.

limited space and a growing population, it's not exactly supernatural

I drove past this area last week. It had me thinking about all the money we’ve pissed away in Iraq and Afghanistan, and all that money being used to revitalize really bad areas in the US, areas just like where this house is located.

When the 2020 census comes out it will show a growth versus 2010.

New Orleans real estate has been arguably the most enigmatic market in the country going now well over a decade.

it’s not that complicated. Not everyone is a wage slave who needs a Fortune 500 company job to survive... and contrary to what the OT thinks, New Orleans is unique and people want to have second homes here (or live here)

Interesting take, but I think you’re wrong.

I doubt that. Unless a 1948-era house has foundation problems, it's going to be better-built than anything from the mid 1980s, particularly if the newer house is on a slab.

Maybe it has bullet proof windows and doors and comes with an armored vehicle?

As Burn Notice would point out, bulletproof / armored doors and window don’t help you much if it is sheet rock right next to it.

Well since NO will take that asking price into account on taxes they are about to get slammed . My father some 10 years ago opted to list his house and it was more than the current appraisal so city sent him a bill on property tax for the new value . He had to get a lawyer involved on it as the sale was mid year and not going to be his by new year
