A dude my wife graduated with did fairly well as an investor and moved back to their small town. This is pretty deep west Texas. Less than 2k people. Bought up tons of places on the town square and bought out a lot of failing farmers land.
He then remodeled everything in the downtown square and paid people to put in a theater, dollar general,restaurants, senior center gym, etc. and sold it off to them. Then he hired a lot of the defunct farmers to help manage the land he bought from them and made it pretty profitable.
He’s a multimillionaire now and my folks joke about him running the place and owning over half the town (i think he has his hands in about 40% of the businesses,) but say he’s absolutely turned their town around and will vote for him as mayor till they’re dead.
Sometimes there are benevolent dictators.

there’s a lot going on in that one sentence. Not only does it reference a book that doesn’t exist, it describes its content
