one time i bought a house that came with a riding lawn mower. I washed it, got it looking brand new, changed the blades and oil, etc and sold it for $900. It was so easy. for about a year after that, i browsed FB classifieds and bought rough looking riding mowers and cleaned them up, changed, batteries, tires, whatever, and would typically double my money. Made about 4500. Helped payoff some student loans.

But I wouldn't know where to get my "seed tickets". Share as many details as you feel comfortable with. Do you buy tickets at local events - at the window - and re-sell online? I wouldn't think you're buying on TicketMaster or StubHub and then re-selling.
Online ticket reseller on the side for the last 12 years. Very good money if you know what you're doing.

I have a niche job board. It required a not-so-small upfront investment but if I get cash flow positive and this thing keeps growing, I could be netting ~$200k/year.

Back when I started I would buy hard tickets and ship them around the country. Now everything is electronic and instantaneous. No carrying costs, no shipping. Today there are too many resellers and too many obstacles created by the primary sellers (ticketmaster, etc.) to just try and do what everyone else is doing and make real money. The old adage, "when everyone zigs, you have to zag" is very true here. Knowing what not to buy is more important than what you actually buy.

I hang out on street corners holding a homeless sign. I bring my dog with me.

Any tips for selling personal items on eBay? This is something I'm interested in, and have lots of items to sell, but have no experience. Thanks in advance for any advice

Because of the overlap in my schedule with my wife, I gave up my side work because of time constraints with a young family.
I used to help friends run their bookkeeping/accounting work for their small businesses. For the most part, I would get them set-up in QuickBooks, and run month end stuff. A few I would stop by weekly to do data entry. I would even take it a step further and consult with their tax accountant to set-up their books and entries to simplify the work for their tax accountant (and reducing their annual fee). Once they were comfortable with handling on their own, I would step back and come in randomly to check through the entries and clean things up.

I do some consulting on the side. Pretty easy phone calls that usually last one hour, up to two hours. I get $500/hour or another company pays me $1,500/quarter. It's good 1099 work.
Tell me more. I work 10 hrs a week from home and am looking for something additional to do for maybe 5 to 10 more hours a week.

This isn't that consistent. Besides the monthly calls with the group that pays me quarterly, the other calls are usually quarterly or a bit sporadic. They are usually trying to get pricing, utilization dynamics, and market condition info before public earnings come out.
