Subdivision at Perkins Rd and Pecue

Is there a new subdivision being built at Perkins Rd and Pecue? My friend said they were building houses out there and was wondering if anyone knew anything about this?

I am a longtime lurker and you guys have great input. Thanks!

I think he said the name of the subdivision was Jamestown. I wanted to know if anyone heard anything about it, since there is alot of talks about buying houses on the board.

Yes, I think it is Jamestown. I don't know anything about it. I did notice some houses going up last week.

I just found a few listings on CJ Brown for this subdivision. They start around $253,000 and go up.

They will have a pool and clubhouse.

The square footage starts around 2000.

It's all being built by the same builder. He has about 7-8 floor plans, all fairly similar (2200-2500 square foot range).

There is also some office and retail space in the same development.

its jamestown. My friend who owns the smoothie kings on bluebonnet and ballys just bought in there.

I have idea either way. I spoke to him a few months ago though when inquiring about the development. Nice guy on the phone.

He is a very nice guy and has done a couple spec neighborhoods already, so I'm sure he's pretty good at it. I don't know if it's a good thing or not.

The thing that would concern me. The houses are all fairly cookie cutter.

I would worry about resale value. If yours is for sale, there could be several other virtually identical houses for sale at the same time.

Also, since they are cookie cutter and being built at the same time I would worry it could be an assembly line and quality could suffer.

I know they are cookie cutter. I've spoken to Carlos and he's told me that he goes to an architect and has him come up with 6-7 floor plans. Resale could suffer some, but you should also not be paying as much per sq. ft b/c they are having alot less waste.

That ought to be nice living in a house that backs up next to the railroad tracks. I live in the neighborhood across perkins road in the back and you can hear the train. Also getting in and out of that neighborhood is gonna be a mess once it starts to fill up

They will probably add a light so Kensington people can get out also. I would imagine that trains could be an issue. I'm sure the Kensington people hear the train as well. Esp. since they cut all the trees down.

I talked to the builder and he said there are over 20 floor plans to chose from. He said the subdivision is going to be built in 3 phases.

I am looking for a house but am not sure if its better to buy a house already built in a developed subdivision or buying a house to be built in a new subdivision?

A road that goes into the back of Woman's Hospital.
