Recommend a good Home Warranty company

I had Old Republic and I'm indifferent with them. Had them for 2 years and they fixed by bathroom vent that quit working with refurbished parts. I couldn't justify paying $500/year and I cancelled the warranty. The vent fan quit working again soon after that

When contracting to purchase real estate, I think it's a good idea, especially if your buying an older home. For just year after year contracts, I would put the money elsewhere.

I do have experience with them. They're among the worst and the contractors they use almost invariably break more than they fix. Caveat emptor.

I have ARW...American Residential Warranty.

They are NOT a scam. I have a home I lease and don't want to bother with calls. It's a nice home so it's worth the $46 per month to cover everything, including plumbing outside of the home.

I've used it twice. They paid max for a water heater repair, $500!, last winter. They also paid for an ac issue during the summer.

What is important is to be friendly to the guy that comes out for the inspection.....what he reports to them on the phone is key to them paying in full. They all ask questions trying to get an answer that disqualifies.

My tenant, a woman, calls them herself if she needs something fixed, and she pays the $55 service fee. I pay the monthly to protect my investment.

I always talk to the service guy and they are very helpful in you getting the claim paid...that's how they get paid. If you don't repair thru the insurance, they know you may call someone else.

NO brainer for me.

Bought a ~9-10 year old house with multiple AC units. They've replaced an evaporator coil on one and compressor on another. Has definitely paid for itself. I also agree with the poster that said he talks to the service guys who come to the house. They can definitely help your cause.

So, I did an online quote with American Home Shield. They quoted me $833 per year. Does that sound right? I'm currently paying $500 with the same service call fee, so I'm thinking it might not be worthwhile at that price.

Bought a house 5 years ago with a home warranty for one year tossed in. Didn't use it. Would have cost me around $2800 to keep it over the next 4 years. Paid cash for a new garage door opener and a new garbage disposal. Saved $2200 plus whatever service charge they would've tacked on.

Unless you anticipate an AC unit going out soon, I doubt it would be worth it.

I'd say it was worth it a few years ago. Now that AHS is not longer paying for freon (or whatever coolant is used in a/c nowadays), it's not really economical because they won't replace the unit.

Within the first three years though, I got one a/c unit replaced, a new water heater, and a new garbage disposal. I spent about $2000 total with AHS in those three years. I'd say I came out way ahead.

But my upstairs unit needs to be replaced, and AHS has not been so kind with helping me out. Seems like it goes out twice a year and each time, AHS sends a different repair company that claims the coolant is low and just adds some.
