New Orleans Realtor suggestions

Open minded but S Carrollton and off of Fountainbleau are my favorite parts of town. Would consider Mid City and St Charles. Not a big money guy. Went to some open houses recently it was 2 BR houses and 1 BR condos, nothing baller. Just a single guy. Been saving for a while, able to put a nice down payment ($150k)

What’s your time frame? I’m going to be listing a 2 bedroom 2 bath home a few blocks off foubtainbleu soon (river side) with the aim of selling it Q1 of 2023. Nice home on a nice quiet street of all owner occupied homes.

I’m not a realtor and would love to sell this without the commission.

The recommendation of Margaret Stewart is a good one especially for uptown. She was the listing agent on this home when I first bought it and is good.

I am loose and have open outlook. Wouldn’t say ASAP but wouldn’t turn down a good fit tomorrow either.

If I were king, Realtors would be reduced to buyer/seller AI bots that lead you through an amazing digital experience, effectively matching buyers and sellers basis both sides' needs and focused on making the paper transaction of home purchase process and agreements simple and efficient; removing 4-6% commissions that are artificially inflating home prices.

Then don't hire one.

AI is coming to impact every industry, real estate included. There's a million online lenders and most are terrible on the service front making it simple and efficient. That will happen much faster than the above regarding actual agents but it's no question on the way.

Prices are high mainly for the following 3 reasons:

1. Supply is low, it was insanely low in most markets earlier this year.
2. Rates were incredibly low for a long time. Historically still low but they were in the low 2's December of 20 for a 30 year loan.
3. Institutional buying up rentals all over the nation.

i work with Hancock Bank and we have a great new program for 100% financing with No PMI. rate is below market rate and alot of new orleans qualifies for this program. You can put down a downpayment with this program and still get a rate lower than the conventional rate that's currently avaible. edhawk75@gmail.com if you want some more info.

Bought and sold 10 homes in my life. First half with realtors and without realtors subsequently thereafter. Doing my part.

Not implying realtors are driving force in current market prices. Rather, I am stating their commission is has always driven up market prices, in high, middle and low price conditions.

And IMO their real value is vastly overstated in said commissions.
