Loancare LLC Stay Away if Possible

Back in November I did a refi through a local bank (Progressive) to get a better interest rate.
It went through and was sold to another local bank (Origin) as expected. I knew about that in advance.
The problems arose when Origin sold my mortgage again to LoanCare, LLC a division of Service Link Companies.
They've taken and processes all mortgage payments without issue.
The problem is getting them to pay parish property taxes.
It shows in the account the amount of tax to be paid.
The payment was due on 12/31/2017. I figured they had paid it. About 3 weeks ago I get a certified letter from the parish saying that the taxes are deliquent and fines/fees have been attached.
I call the tax assessors office and sure enough they were not paid.
I called the mortgage company, got an issue number and supposedly they will be paid by the end of this month.
I called the tax office again and of course they have not been paid.
Called LoanCare again and they appologized again and promised that they will absorb and that the payment will be there by 03/31/2018. I expressed my doubts and the agent claimed that they can "wire" the money to the parish office.
Called tax office and they do not have the ability to receive "wired" payments. This certainly doesn't surprise me regarding Ouchita parish.
I'm about ready to sue the mortgage company. I don't seem to have any other recourse.

May be time to stop escrowing if you can. Just try and pay taxes and insurance on your own.

I had Wells Fargo since 2006 and never a lick of trouble from them.

That's what I do
I find it's easier. I only pay those things once a year. I don't really see it is as that convenient to have it rolled into my mortgage payment.

I don’t blame you for wanting to sue them.
I would pay it out of pocket to avoid liens and additional fines.
Then talk to a lawyer and document all of your conversations.

I think part of the issue is Ouachita Parish. Several folks in my neighborhood had issues with property taxes including myself. They “misplaced” my homestead exemption and gave my mortgage company the incorrect parcel number.

We have LoanCare LLC. Our mortgage was made through a local company then sold to them right at the one year mark.
The first three months were horrible. They lost a payment. Took a while to figure out what happened. It was very hard to get an actual person on the phone. Kept getting voicemails and leave us a message. Tried sending a secure message through website, got a response back that said they would follow up with 14 days (!!!).
Eventually they figured it out.
Fast forward to more recently. We were recently moved from a AE flood zone to an X zone. As such, flood insurance is no longer required. This was done right around the time the premium was due. We had escrow for the premium. We call Loancare. They say, they will still escrow for flood insurance even if the zone changed, because when we got mortgage it was required. Whatever, we are going to pay it anyways.
They pay renewal (at much lower x zone rate).
They they do escrow analysis and send us back a bunch of money (difference between old rate and new rate). Still will escrow for flood at new rate.
Fast forward three months. Get a letter from them with a small check. They have decided to no longer escrow for flood insurance because it is not required. LOL.

Can't believe I'm reading this. Literally had the same issue with LoanCare with my parish taxes. Just went and paid them in person, but I think I'm going to see if they can reimburse me for the late penalty.

I had Hibernia fail to pay my HO insurance. I called them when I got a notice from the insurer, and Hibernia assured me the check was sent. Called the insurer; Hibernia lied. I had to rush to an insurer office and tender a check to get HO renewed.
Wrote Hibernia a ripping letter and threatened to sue the hell out of them for violating our escrow agreement and RESPA and leaving my home uninsured. Demanded they drop escrow and let me handle taxes and insurance since I take care of shite better than they do.
To my surprise, they agreed. They refunded the balance of my escrow account and told me to take over.

I can understand why progressive sold it and origin bought it - why the hell did origin sell it at that point?

Wellsfargo always provided one.

Not sure. Progressive and the attorney told me up front that they would sell it.
No one said anything about selling it again.
