rates still holding at 4.875% but everyone is saying the rates should slide down this week. i will keep everyone posted

I got a 5% rate with 0 points on a 30 day float yesterday. I'd be willing to bet If locked in within 2 weeks, it will be below 4.8%

5% with no origination is a really really good deal. i charge origination on anything under 5.5% thats my rule. you sure its not just 5% with no points because otherwise that broker is doing the loan for free.

Origination fees and buydown points are two separate things.

most lenders are overflowing with loans. i wouldnt lock just yet this week the rates went down late today. if this continues we may see the 4.5% again.

Exactly the deal I'm holding out for. Just got off the phone with my broker who thinks she can make it happen. I'm doing a cash out refi, great credit, 70 LTV in Texas. Bignate, I'm glad to hear you're optimistic that rates will fall. Guess we'll see.
