I think its very reasonable, depending on the state, that if you are in one of these homes and you go to sell in 5 years or so, you wont lose your arse.
You might not make anything at all, but for the most part, in Texas, I view these neighborhoods as more of the "starter" family unit.
I dont have a DLSD or Horton home and the neighborhood we are in now just let Horton in. I am super pissed about it. They rezoned one of the planned phases as well and apartments are going up down the street.
I had planned to sell this house in a few years, but now I think we will just turn it into a rental.

I think it has to do with timing. If you try and sell your Tract Home when a new Tract Home subdivision is coming up nearby or try and sell before they finish in your subdivision you are gonna lose value. You will have too much competition for brand new, with warranty and custom options. You cannot compete with that.

this. a slow trickle of new builds is about worst case scenario for trying to sell one of these types of homes.

When you make a blanket statement of home ownership based on one example from a guy on the Northshore of all places, you should certainly be taken very seriously.
I guarantee you I have more equity from home ownership alone than your entire portfolio, and I did it using a fraction of my money/overall costs, & used the banks cheap money for the rest. But I understand my scenario is not typical as well.

All new constructions have a 5 year warranty in Louisiana, not just dsld.

They use the same materials from the same suppliers has all other builders.

Not even close. I watched them use fiber/paper board sheathing on a 300k home. No respected builder would use that crap.

We used ZipSystem Sheathing the last 5 years and have yet to have an issue.

Zip system is a great product, that's not what I saw in use.
