How do you reconcile future population decrease, boomers dying, and deportations when holding property long term? Just shift the focus to location?

I have been selling my rentals, but never made changes based on this or anything hypothetical. Actual vacancies was always my barometer.

Mine are in Hawaii so I'm not really concerned. I am growing tired of my condo because of HOA nonsense and the insurance bullshite so I'm likely going to sell that one once my really good tenant leaves. She's been there 5+ years now.
