What should I expect on a 500k loan (80% LTV - $625k house) for a purchase right now? Not refi.

depends on your fica score, income, debt to income ratio, job status, and a plethora of other data, but if all of the above is good, you should get a pretty great rate.

Prior military service with a service connected disability rating, even if it is a ZERO rating, is still a rating and qualifies you for Zero VA funding fee, that is huge.

Yeah, all that is excellent, so I guess what I’m asking is what is the best rate out there right now?

2.75

3.00

3.25

All fantastic rates, but curious what is achievable right now..

I’m in the market and looking to get pre-approved. I was surprised as I was filling out the application online for USAA that they were no longer doing conventional loans. Been a member of USAA due to being a military brat and previously held a mortgage through them about 17 years ago. Had to call and confirm. Yup, no more conventionals since June and I don’t qualify for a VA loan. EVERYTHING else I have through them.

Just locked a refi @ 2.8% for 15 years. Knocked off 10 years and $58K total savings. Monthly note went up $118.
