What’s chance of getting approval for conventional with a late payment 14 months ago on mortgage? I’ve been reading you have to go 12 months with no hiccups. Any feedback would be helpful from lenders.

I thought the VA loans inherently produced higher closing costs because of the funding fee that isn't present in other loans.

shite, I refi'd at 3.25% for a 20 yr about 2 months or so ago. I come back to this thread and I'm sick to my stomach

2.875 over 30 with Gulf Coast Trust. Negotiated the finance fee for swapping our business checking to them.

Got the same rate on my other home in Nola and MILs

Best I'm seeing right now is 3% for 30 years with no closing costs. Anyone seen anything better with no closing costs?

This is with Texas Trust Loans. I'm already at 3.25 so I'm not doing anything with any closing costs.

Payback on reducing to 2.75 is likely less than 2 years. Not sure why it would be viewed as a waste of time

Yeah, I don't get that either. I've refinance twice this year with a total out of pocket of about $800. The break even was a few months.

The only hesitation I have right now is just the pain in the arse of all the paperwork.

its the no cost part. to get to 0 dollars in closing cost your never going to get the best rate. the rate has to cover the closing cost. someone has to pay the title company fees so raising the rate to cover all the cost in a loan for your scenerio makes it hard to get a super low rate worth your time. sorry didnt mean to come off dickish

that's out of pocket expense how much did you add to your loan amount each time you refinanced?
