Atlanta suburb areas for business

For anyone familiar with the Atlanta area please suggest the best suburb areas around Atlanta

This is for a business plan, just looking for areas that are middle class and growing

What is more important?
Middle class?
Or growing?

How close to ATL are you looking?
Inside perimeter?
15 miles outside of perimeter?
30 miles outside perimeter?
30+ miles?

The corridor between Lawrenceville and Loganville, and the corridor between loganville and Monroe.

Growth .... steroids.

Middle class & growing = Cherokee, Woodstock, Acworth. They are growing because people that can’t afford to live closer to ATL are forced to live that far out.

Middle/upper class & stagnant = Marietta city limits & west Cobb. Pretty much every square foot that can been developed has been built on. The rest is either going to be 55+ communities, tall & skinny townhomes, or undeveloped because of NIMBYs. Disclosure: I live in this area.

Upper class/FU money & stagnant: east Cobb & Roswell. It’s built out and the only ones moving in are yankee & Cali transplants with money to burn

If you want growth in an Atlanta suburb , you want Covington/ east Newton County

Growing is probably more important but young families would be big as well
Max would be 30 miles from city center

Cherokee and Walton Counties are probably the best for growth. Real estate isnt cheap in those areas though (i dont know rockdale county, but logic would put them in a similar category).

If your footprint is small enough, that is where you go. An argument can also be made for southside near the studios (again, im not familiar with the area, but logic would suggest it).

Im in dawson county. We are 20 (maybe 25 years) behind forsyth. Forsyth is maybe 20 years behind gwinnett (forsyth is your target market right now... and gwinnett has shown that more growth is available. The problem is real estate costs. The smaller your footprint, the more telling that this is where you want to be).

I really appreciate the help y’all. We are a small franchise (currently) out if San Diego. I am leading the move to the south and this info is a great start

I’ve never lived in or around Atlanta but obviously going to be one of our 1st areas to plant stores.

Forsyth and parts of cherokee are your ideal market right now.

They are rich and developed. But cobb county and gwinnett county have shown that they (forsyth and cherokee) can continue to grow at a decent pace for the next 20 years. The problem is that the real estate is pricy in these areas. The question is if you are trying to get ahead of the growth/real estate prices. And that is where walton and other parts of cherokee (southside atlanta by the production studios, and maybe rockdale/newton counties) can fit in.

If you are trying to swim in the market now, id look at forsyth county and cherokee county to see if they can fit your price range. They are far from tapped out in terms of growth.

Forsyth is the answer...huge population growth of high earners. Many services will be needed.
