2 houses right around the corner from each other, 2 years apart price difference

First house sold in the summer of 2020, the other was posted today. I get its a little bigger, but geeze... Bought land to build on a year and a half ago, starting to really think about just selling it.

Are the finishes similar? It can add up really quick if you have high end finishes across 2600 square feet. Yes that's a big jump, but we only have part of the picture here.

You'll still have to buy land somewhere while also paying taxes multiple times to get a new lot and go through the process again.

Is the first one actually in Money Hill like the second one is? If not, around the corner just doesn’t represent the difference between the 2.

Has to be the finishes then. I’ll bet the first needs a lot of upgrading vs the second that will be brand new

Is one on the course and one not? That could explain some of the premium. Either way, $270/ft for the area seems pretty steep.

I really don’t know that much about the area. I can understand Covid pricing for the first, but the second is a head scratcher. What kind of fixtures we talking about?

The first was built in 2019.

The prices in the OP make no sense whatsoever. The first house is on the golf course too.

These kinds of differences are not uncommon. Property values went fairly crazy between 2020 and 2022.

The question is whether in January 2023 you can get anything close to the value you would have sold it for in March 2022.

I live around the corner. These houses are about 250 yards away from each other. The first is actually on the golf course. The second is not exactly on it but close.

I don’t think they will sell that house for $270/sq foot. Nothing in here has sold for that but for some reason builders are asking that. We will see.

Description doesn't give too much on finishes. But the red circle is the first house and the blue is where I believe the new one is.

Yep that’s right. Again, I don’t see it selling for $270/sq foot. You can check comps in here but it been around 215-220/sq foot recently I believe. Once I sold and built in here I swore I wouldn’t GAF about real estate in Moneyhill but here I am talking about it!!

I hope it sells for that for the sake of property values: not rooting against it by any means. Just haven’t seen anything sell for that amount per square foot yet.

I'm only concerned cause I bought property in there in '21. By the time we got everything ready to roll the price went up almost 150k and rates doubled, just couldn't do it. That's why I'm considering selling ??
