Thing about inflation is that it really doesn't go back in the bottle. Prices rise, maybe they stay flattish after, but they rarely go down in aggregate.

That has been the 2021/2022 real estate bubble. They have stayed flat.

Unfortunately, the thing that corrects a real estate bubble is worse than the bubble itself.

No doubt. Only thing that truly fixes asset price inflation is a stock market and/or real estate crash. And that means everyone loses pretty much. Dangerous game!

but inspections aren’t looking good

This is a growing footnote that’s slowing down home sales. Things are expensive, marketing is strange right now, and many people are getting shite work done to their homes because they’re either trying to save money or don’t know any better. I see a LOT of homes that are in nice neighborhoods but neglected

Correct, most inspectors have no clue what they are doing and I have witnessed several performed by individuals who have no idea what they should be looking for. An electrical or HVAC inspection performed by an actual contractor are worth the money if you have concerns.

Oh we have been printing money endlessly for decades which is why we have sustained inflation but the current sharp uptick is energy driven and raising interest rates will only make things more unaffordable
