I would tell your brother to get another quote. Some of these contractors are smoking crack with their prices.

Yep, you're correct. Meant to say appraisal on my last paragraph.

They can't be allowed to. Almost half of seniors get most of their income from Social Security. A house is the largest single investment for a huge percentage of Americans.

If your only retirement plan is your house and social security, you deserve to lose it all.

But in Louisiana it's completely backwards anyway. Your inspection should be before the house goes for sale to determine the value of the house not after. %99 of the time a person puts a price on their house, it goes under contract, the home inspector knows the sale price and then comes back with a value within 5K of the made up value by the home owner and real estate agent. It's so dumb.

some people do this, but the reason it's not common, as you likely well know, is that if there a defect that is uncovered during that inspection, it now how has to be disclosed when entering the market, which could affect the marketability of the house....

i'm not arguing the rightness or wrongness of it, i'm just telling you why it's not typically done before going to market

Home inspection is completely different. The inspector is checking the HVAC, roof, foundation, etc. for its useful life.

I know exactly what they are and I stand by my previous statement. They are as useless as male nipples.

Pelican Point in Gonzales, and it's listed for less than what we could have listed, per sq/ft, based on recent comps/CMA

I agree.

Either they don't know what to look for (or don't look at specific systems at all) or they make stuff up to try and justify their value.

I had a home inspector claim that weeping lines were filled with cement. He recommended an engineer to take a look.

I explained that dirt dobbers filled in the exit ports and that you can use a pen to open them up if needed (even with the dirt, they drained).

The OP’s graph might partially explain why my small mortgage REIT investment has lost 40% of its stock price in the last 12 months.

Held that thing for 15 years with a dividend yield of around 10-12% Thought it might go up in a high interest rate environment but I never really understood those things, that’s why didn’t have much in it.
