Not true at all. Bell Mechanical, a notoriously cheap company, owned by James Bell out of Dallas screwed up the sizing on their installs especially in Lafayette area.

DSLD used Bell as well just a heads up.

I was contracted out to build a home for these folks once and the owner wanted to save some money and he knew a manager at Bell so he requested to pay for the mech package, I agreed. I knew Bell had a bad reputation but they were a legitimate company.


I scheduled everything out but the week of framing we got a ton of rain. We were suppose to start plumbing rough on a Thursday and mech rough on Friday the electrical rough on the following Monday.

I emailed and called everyone to adjust the scheudle on the Monday before everyone was set to come out. My plumber and electrician did exactly what I asked.

Bell mechanical however didn't reschedule, came out a day later than their original scheduled time on a Saturday and completely installed the system without fricking roof deck on the home. Brand new 5 ton system and it got rained on like crazy all weekend. If frames get heavy rain I let them breathe, dry then treat them.

Here's the kicker - James Bell refused over and over again to replace the system. To the point of me and him cussing eachother out. James said it barely rained so the system was probably fine. He's a piece of shite. It delayed the project over a month until the owner filed a suit and then James had his guys remove the system but kept the guys 30% deposit. I know he reused that system, there was a DSLD neighborhood not far from where we were at in Denham and I always suspected someone got that system over there and intense mold and mildew issues are on the way.

They ran Manual J's and sized for Dallas metro area but south Louisiana is a sub tropical environment and an over sized system doesn't run enough to cycle out all of the moist air which inevitably causes mold and mildew.

I am. DR Horton are notoriously cheap homes in all markets. I know the two builders in Lakeshore who built the first 250+ homes in Slidell and the guys were absolutely miserable while carrying over 40 houses at a time. They have an insanely strict schedule and they don't adjust that schedule at all in each market. I know the Slidell houses right on the lake don't have pilings and I know the supers are so incredibly busy that there's no real quality control process. Less than a tenth of those houses are being truly quality checked.

One of the supers was telling me he was doing 5+ walks a week so each day he would have 2/3 hours in meetings with new owners then he has another 6 or so each day and to keep up and keep Horton software up to date he would just drive by the home, check if the trade was there and then update the schedule.

Not all economical builders are bad. DSLD, Alvarez, Level and Adams homes all build good houses in south La / south ms. There's some shitty expensive builders as well, Bardwell homes is notoriously shitty. The owner is an A&M grad and I know a bunch of his buyers are getting together for a lawsuit now because he refuses to warranty items within the first year, as required by state law.

Agree. Have seen this firsthand. I am an investor, heavy in new residential. I have been competing with them for several years now. It is impossible to beat them on price. They are offering over $20k to lower buyer out of pocket money. Fortunately, you can beat their quality, but they absolutely get sales that affect their competitors. My profits are lower anywhere I am competing with them.

Most people buying DR Horton homes are first time home buyers who automatically assume a new house is better than a "used" house and have no clue what to look for in terms of quality.

DR Horton has a bad rep here in Texas too. My first home was a DR Horton home. I didn't have any issues but heard the horror stories.

DR Horton are building 800 homes near me and part of the subdivision catches the corner of my property. They didn't just refuse to talk to any of the neighbors, their office manager was very ugly anytime someone went in.

After people were shooting into my property from their site I went in to ask them to control their site, and she told me to call the proper authorities if I had a problem on their site. I have 20+ years in environmental consulting, so I documented all their violations with pictures and videos, which took a while because there were a lot.

I sent them to TCEQ who blew it off, so then I sent it again and CC'd my contacts at EPA and let them know that TCEQ wasn't managing their delegated authority properly and that they should look into who had been paid off at TCEQ by DR Horton. They ended up with multiple enforcement actions and my pictures, videos, and testimony were used in the case against them, which I enjoyed.

All they had to do was be nice and engage the neighbors and let them know where to complain when the workers were leaving trash on our property or trespassing, but they seem to have a corporate mentality that they are too big to have to deal with people like me.
