Just finished our's a couple of months ago. 18x40 rectangle sports pool. 15x8 layout deck with 3 LED bubblers. 7x7 spa. 7 total LEDs. All automated so I can control everything on my phone from anywhere. Silver travertine coping. Upgraded to a glass tile. 400k BTU heater. Top of the line pump and other equipment. Quartz plaster. over 1,600sq-ft of concrete decking. Dolphin Nautilus CC Plus pool cleaner. Came in just over $80k.

Just went through this. It depends on the comps in your neighborhood. If you are the only pool in the neighborhood, it won’t help because there isn’t anything to compare to. If it’s half and half and houses with pools sell at a higher value, then it will help. If you are the only one without a pool, they will reduce the value.

That is the biggest rub with a pool. I don't think anyone (should) put one in thinking it is an investment in their property value. It is a financial hole in the ground most likely. We had to think long and hard about it as a financial decision. It is an investment into your daily life. How long do you plan on staying? It should be long enough that you feel you get your money's worth out of enjoying it. If you recoup some when you sell, bonus points.
I can say after 2 weeks of ownership, I'm glad we did it. Two young boys with more energy than they know what to do with.
We rarely spent time in our really big back yard. We'd tend the garden. Toss the ball for the dogs. Cut the grass. The winter was too wet/yucky. The summers were too hot to be outside unless you had to. Once my cement was poured, and before we even had a useable pool, our outside time grew exponentially. It was dancing around 100 this weekend, and I spent more time outside than in.

I agree with all this. We just bought a house with a pool and my kids rarely ever went outside in the middle of the day in the summer due to the heat. They are outside all day now. They will play and get in the pool when they get hot to cool off and go play some more after that.

This 100%. My home is in the $300k ball park and we spent about $50k on our pool also. From what I gather, you get about 50% give or take of the pool value back at selling. Do it because you want to spend your entertainment time and money hanging out at home and have a spot to entertain.
I don't have trees around my pool and the maintenance is pretty much nothing at all. Clean the filters once every 3 or 4 months, add chlorine periodically and sweep once or twice a week. That's all I do. Probably spend about 10 min a week maintaining the pool. If you have trees, you're gonna spend time.

I'd love to see some of your pools in here to get an idea before I get too deep into this. Iv gotten a couple prices from a broad range in LA and nothing is coming close to any of these prices(not saying any of you are lying).

I suspect the prices you see, including the one I gave, were from pre-2021. I can only imagine based on my 8+ month experience since signing that prices are up substantially. Material and equipment shortages. Limited labor…etc. I have no idea when my sundek will go down. Sounds like that company is way behind. I know as of 6 weeks ago, my builder said they had not accepted any new business this year. They’re too far booked and behind.

Around $80k. Could've done it cheaper but we opted for over 1,600 sq-ft of decking and upgraded quite a few things.

Interesting that they pour decking first before plaster and filling. My dad just had his plastered and filled last week. Starting decking today. The pool Co. said they do decking last in case there is any problem with the plumbing they can fix with the pipes exposed.
