New Construction is more like $700-800k 1800-2400sqft and on a tiny lot (less than 9000sqft).

Across the bay from Mobile, AL starter homes that did not need a bunch of work were in the $175,000 range. The past 3 years they just keep going up. The same homes are $300,000+ now.

I wouldn’t buy a home right now. Today sure has a 2008 feeling to it. I’m not saying the economy is going to collapse, but I believe the housing market will correct itself and pricing will go down. This kind of pricing is not sustainable for the lower middle class with these kind of interest rates. I paid $265,000 for my home 7 years ago. It’s nothing fancy. Just a 2,500 Sq Ft semi custom built home in a good area if you have kids. My neighbor took a job out of state and sold his home for $420,000. Look, I like my neighborhood but that house in no way, shape, or form is worth that much money. The neighbor on the other side retired, downsized, and sold his home for $480,000, but that house has a pool. Since you can’t get a pool built in a timely manner around here right now, pools are actually paying for themselves because families with kids are scarfing them up. I think when the market corrects itself there will be some serious bargains out there.

$279,000, 2000 square feet, Livingston Parish. It’s my house and i bought it for $192,000 in 2010. I’m glad i’m not trying to buy it today. ETA it’s in a desirable location for LP and was originally built as a “finisher house”, where retirees would downsize. But as they, well, move on, the neighborhood is taken over by young families starting out.

Good lord. To me a starter home is 1 or 2 bedrooms.

Yep. A starter home was a 1,200-1,500 sq ft home in the past. People’s ideas of starter homes have changed drastically.

A home to raise 4 kids in and grow old and die in used to be a 2 bedroom 1500 Sq ft house.

Don't think they build many starter homes around here.

Only types of neighborhood around here are more expensive single family homes.

Not sure you can find anything under $300,000 around here. A bunch are over $400k. These are just nice, middle of the road homes with inflation thrown in.
