See what kind of guarantee (if any) or limitations of liability are in your contract. Often, the contracts limit the contractor's liability to the amount you paid them, even if termites render your building worthless.

This is what I’m concerned about. Some shitty contractor doing a half arse job, then I’m liable for most of the damage

I have Terminax coming out to give an estimate, 2000 square foot home.

Terminix guy came out today & quoted $2300. This was for bait stations, to spray underneath & trench around the perimeter of my house. 2000 square foot home.

I get a six month inspection. Then have the option to renew every year for an inspection for $300/yr.

Is this a good quote? Seems high to me.

I also asked if they use Sentricon and he said they now use a product T-Max II

Termite guy came and quoted me for respray or some sort of baiting system. Both were around $1500. This is a 5yo house. This is such a money ratchet. Any way to DIY and get around this? i presume the main thing you want to keep them is for the termite insurance. Can i buy individual termite insurance instead of dealing with these types of companies?

Researching this should be do’able diy.

Excluding the obvious (assuming I diy to the max and successfully prevent termites), what’s the worst that could happen if you don’t get a termite contract and never plan to sell?

Ditto on limitations of liability.

A contract to just treat/inspect is very different than treat/inspect/insure. The latter costing much more.

Read the fine print on any insurance, modifications including some landscaping may require retreatment or claims for termite damage may be denied.

We pay ~ $450/year for Terminix and have for a long time. Last year they fully retreated the entire exterior at no cost. That included trenching at slab edge and drilling/injecting/filling where walks and drive abutted house and garage. I was told that they were experiencing too many claims in our subdivision due to Formosan termite damage.

Comparing annual treatment/inspection costs is not very meaningful IMO.
How they respond to termite damage is the most important. Ideally, their treatment is effective, but it's always a guessing game - especially in the south.

I have a friend who experienced >$30k damage, & Terminix took care of it to his satisfaction. However, I've read plenty of negative reviews online with them also. So I would imagine it depends on the region.

Many companies will only re-treat at no cost, but won't repair damage. Not very useful to me.

All the companies I talked to will do a cursory inspection & do either trenching or Sentricon stakes, but the insurance won't kick in until 1 year later.

I wish I could purchase termite insurance, like flood insurance, with an annual certificate from a licensed firm to maintain eligibility.
