I’d say to do this at your own risk. If the inspector you hire before listing the house finds something major and you don’t fix it and then not disclose it to the potential buyers, you might be asking for legal trouble down the road.
Make sure your realtor gets and shares feedback from people who tour the home. Don’t be stubborn - address things the buyers didn’t like.
Get some of those tollhouse cookie dough tubes that you just slice and bake. Try to get them coming out of the oven at the last minute. It’s a great smell.

That's an extremely rare market if that is truly the case. There are good homes in good neighborhoods under $200k that are sitting months right now. It's a bad time to be a seller and it will get worse soon, people have been holding off listing to see if interest rates will decline but they eventually can't keep waiting, buyers are not motivated to buy with high interest rates and there's enough inventory for them to be picky and sit on a decision for weeks.

We rented a storage unit, removed EVERYTHING that we dont use on a regular (weekly basis). Im talking clothes, excess spoons, pans, so much kid stuff, all the crap in the shed, etc. Only things in the bedrooms were beds, a desk and a dresser, the cabinets were down to like 6 place settings for cup, plates, bowls.
It made the house look CLEAN and when we had a call asking if someone can come see it tonight, it was an easy yep. Took us about 15 mins to clean up and get out.

When we listed our first house to sell, the buyer ended up "losing his job" the day we were supposed to close and we had already put earnest money down on the new home and were set to move in that weekend. It was quite a scramble to find another buyer but fortunately this was when the market was hot and we got a cash buyer for $5k less than the first buyer. I chalked it up to a win.

Wouldn’t overthink it (particularly if you’re in a good area that’ll likely sell quick) but would do the obvious things like decluttering, do a general deep clean of the inside and mow your lawn, edge, spruce up the flower beds. I’d fix anything obvious that could be an eye sore, but I’m not sure I’d go through the trouble of hiring my own inspector - let the potential buyer do that.
Definitely do what you can to limit the fact that you have a dog - take the dog with you, hide dog bowls & bed (if possible).
Would turn on all your lights, open the blinds, make the AC comfortable, etc. before showing.
Good luck! We just went through the selling process, got very lucky and had a couple offers within the first day, but we struggled selling our first home. Definitely stressful and not fun trying to keep the home clean enough for showings (especially if you have kids).

Plenty of good advice in here. Make sure your Realtor earns the commission. Bake cookies an hour before showings and leave them out on the kitchen counter with a note saying “Welcome Home! Have a cookie.”
