Why landlords don’t drop by monthly to “spray for bugs” is beyond me. To keep an eye on the property.

Some old folks in my neighborhood were finally carted away after decades of living in a decent house. Their family came in and gutted it.

I walked near a construction dumpster and barely kept from vomiting. It reeked of cat piss. Can't imagine what is was like to do the demo and renovation work. Also can't imagine getting that horrific smell out even by gutting it.

I could write a book on the things mom neglects to do at her rentals. It's a bit frustrating but she owns the consequences of her neglect. But she definitely needs to implement a monthly inspection of sorts whether it's to "spray for bugs" or some other reason to drop by.

This one is in the top 5 post tenant cleanup jobs that we/she has dealt with.

I have friends who updated an inherited home and are planning to to rent it. Told them I’ve seen tenant horror stories no matter the location/rental cost. Many don’t care when it isn’t their own. Suggested they bug spray monthly to keep eye on. I recall back in the day apartment communities did this. Probably a combo for roaches and to keep eye on.

You can put in your contract that you are the one that will change/inspect the air filter as needed.

Oh, for a while we did monthly checks on the place. Spraying for bugs being one of the pretenses. But once the area turned Section 8, my parents had to follow suit, because there was no way to rent the place to a normal renter once Section 8 took over.

Going there monthly to see how the tenants were treating the place was almost futile after that.

We could tell them "don't wash your clothes in the dishwasher," or "stop throwing chicken bones on the floor. Use a trash can." But it wouldn't matter, because they wouldn't listen.

And because they were Section 8 renters, it was very difficult to evict them. And they were going to tear up the place no matter what we told them anyway.

It became less stressful to just clean up after they left.

My wife and I rented out her old townhouse for a year after we got married. Unfortunately I wasn't smart enough to drop in for periodic inspections. Despite the lease specifically disallowing pets and us verbally telling them no, they apparently had at least one dog in the house that apparently pissed and shite wherever it pleased. The smell of urine was everywhere. When we went in after they moved out I was shocked that human beings were living in this filth. I had to replace every stitch of carpet which had black patches all over them (assuming mold). While hauling the old carpet out the saturated dog piss was squeezing out of it. On top of that, they decided to paint random colors on all the walls as well as an unpainted brick fireplace (which they asked if they could do and we told them no) so we had to repaint the whole place. I learned an expensive lesson about the level of absolute squalor some people are willing to tolerate voluntarily.
