Question about Termite Contracts

Built a home in June 2022 in Broussard.

The home was initially treated for Termites but I got a retreatment notice last December for $325 with the threat of voiding the contract warranty. I paid the $325 only to get a guy with a shovel turning up a small trench and treating it around the perimeter.

I get the same notice today. I am considering allowing the contract to lapse.

???? - Is this a typical expense thing? Seems excessive to me. Anyone else paying for this? Will this impact resale value or closing in the future if I decline?

Can I treat the home myself without a warranty/contract?

Has anyone here dealt with termites? If so, how bad was it?

Pretty sure the treatments are good for up to 10 years last I looked. Definitely 5 would be good for something like Taurus SC.

Seems like this place is draining you for every dollar they can get.

Does your contract specifically state a once a year treatment? I would guess it does.

Is there a clause in your contract for letting the contract 'lapse' as to some penalty?

How long is your contract with this company?

Perhaps call the owner and discuss this with him. Look over your contract and see if it calls for a yearly treatment.

The chemical used to trench around your home is most likely Taurus SC. The chemical is very pricey but worth it.

One trenching treatment around the perimeter of your home should be good for 5-7 years. Yearly trenching the perimeter of your place seems overly excessive.

The contract is initially paid by either you or the builder and covers the house for a total of five years from slab pre-treatment. This is around $.25/square foot and includes pre-treating the soil under the slab before pouring concrete.

The termite company will then come out annually at a charge of around $200/year. The first visit (year 2) will include a perimeter treatment where they dig around the house and treat the perimeter. This can only be done after all construction and landscaping are complete so the soil will no longer be disturbed.

The remaining visits under contract (years 3-5) will cost the same $200 annually and will include an inspection for active infestations and a perimeter treatment but without the trenching.

After year 5 this whole process starts over and a new contract fee will be charged.

It’s up to you to stay with the company but their fees do seem a little high. If you choose another company you lose the pre-treatment contract that the initial termite company can offer.

My understanding is that “Re treatment” is every 10 years. At our house they drilled holes into the concrete and filled it with whatever and plugged them up. In two more years from nkw it’ll be time to retreat — they’ll pull the plugs (screws?) and put treatment and then reply.

We pay $130 every year for them to come and inspect for damage. Never had an issue.

Edit: we use Eagle Pest Control and are south of Lafayette.

Thanks for the explanation. I am dumping Don's Pest Control in Lafayette. I will call Eagle like you suggested. $325 a year just to keep a termite warranty in place is high. I already told them I would like allow their warranty to lapse.

I wonder what the occurrence of termite damage is?

Idk but they call me to schedule once a year and we just had it done. Nice people I can tell you.

Might be the most useless warranty ever offered.

I wonder if anyone has ever done the work to see how many claims have been paid out.

Trenching, if done with Termidor or Taurus SC, will be effective for up to ten years.

Typically they will retreat per a defined schedule, but you will be paying annually regardless, and that covers your annual inspection and bond/insurance. If you quit paying and have termites 5 years from now, nothing will be covered.

Not sure if the rate you’re being charged is fair, but it will be dependent on the size of your house and area.

Some companies in Florida won’t issue any bonds/insurance depending on the specific area.
