Opinions of Mandeville subdivisions

My wife and I are looking to move and are looking at subdivisions in Mandeville. We both will be commuting to the NOLA area. We have two elementary aged kids that I want to be able to release in the neighborhood at some point without having to worry much. We are looking at a few with community pools, walking trails like The Woodlands, Quail Creek, Forest Green, etc. I want opinions on expectations of these neighborhoods as far as do neighbors gather, are there a lot of kids in these neighborhoods, etc. Thanks.

You can't go wrong with any of those subdivisions. Kids are all over these neighborhoods. It really just boils down to where you want your kids to go to school.

I believe those subdivisions feed into Lakeshore High. I live in Meadowbrook and we feed into Fountainebleau High which we really like. Kids all over our neighborhood with community pool. Closer to Madisonville will feed to to Mandeville High.

I grew up in Covington country club and it was paradise for a kid.
woods all around, pool and arcade at the clubhouse, boat launch at the river, ditches and ponds to fish and catch stuff, super safe and friendly

the houses in there are older but the lots are big and the trees are mature. You wouldn’t be on top of your neighbors in a sterile cookie cutter subdivision

It’s still a great neighborhood but the stuff in bold isn’t really there anymore.

Boat launch is there, but unless you know the guy that runs the course you can't use it. Pool is there, but not open to for use. Buildings are there, but most are closed.

Does anyone know anything about the lots in Madison on the Lakes? They have some lots out there I was looking at buying and sitting on before the wife and I decide to move that way.

We looked at many different subdivisions when we were house shopping last year. Can't go wrong with any of the ones you listed plus Covington Country Club, Rosedown, Audobon Lakes. Highly recommend somewhere established with larger yards and big trees over the new subdivisions with giant houses on postage stamp size lawns with no shade.

Grande Maison has no trees. I really don't like subdivisions that have no trees. This is LA where shade in the summers is premo!

We are in Greenleaves. It is also a older neighborhood with many trees, walking trail and close to the Trace. Can easily ride to Abita or the lakefront. Lots of kids around here. Prices from 220 to 400.

My sister (no pics) lives in River Oaks, they have neighborhood pool & playground. Seems like a lot kids around as well

We looked at a house in Greenleaves and rode around the neighborhood. Loved the neighborhood and the access to other neighborhoods via side walks and the trace. We did not like the house though.

We drove through Old Mandeville and loved the neighborhood. I heard that it floods at times so that may be a deterrent.

I also love Old Mandeville, but most are out of my price range. Greenleaves has so many different styles. Hard to find two homes exactly alike and most streets are not straight so you don't get the row house feel as you do in many neighborhoods.

Have lived in Quail Creek since 2008 in one of the older more custom houses on one of the ponds so we have the benefit of not backing up directly to another house which we love. Some parts of the subdivision have cheaper looking cookie cutter houses, and the overall prices are on the lower end of the big three subdivisions on 1088. Overall great place for a family. Our ultimate goal is old Mandeville, but $/sq ft is much higher.
