For anyone who is looking at doing any home renovation/new construction, how are y'all factoring in the fluctuating cost of materials into your bids? Are you just agreeing on labor costs then going to purchase supplies yourself when you start construction?

I talked to our guy at the bank (new construction loan)... he told us to make sure our check book had plenty of checks left he said more than a few people have stopped completely. We would have to “re-close” to amend the loan. Not sure if that’s across the board or not but it is for us and another local bank here (in SC)
Thanks Jesus we only got hit on our deck cost and we’re roughed in before all this shite started.

What percentage has lumber gone up since before Covid. Is it 10%, 15%? Trying to gauge price wise when building.

Have you moved forward yet? We're about 3 months from framing, waiting for final numbers from builder on total contract price, with lumber as the only major variable.

We’re currently waiting to build as well. May even have to change our floor plan due to the increase in price. Suppose to be around a 30% increase in the cost to build a house right now.

not because of lumber. No way

Lumber bottomed out about a month ago. I’m almost positive shite will hit the fan again 2nd quarter of 21. I’ll have 6 months of inventory by then. Not 2 like last year.

I saw 2x6x12 PT at Home Depot yesterday for $11 per board. When I priced them a while back they were about $7.

Well that escalated quickly. Hope everyone got their projects done. Not only is the price back up to all time high but unless things change quickly you won’t be able to buy shite. Mills won’t quote and can’t fill orders. I could see housing come to a stand still unless a miracle happens.

Tariffs just got cut on Canadian imports from 20% to 9%. No way between that and vaccine rollouts those prices stay that high. There’s a lot of opportunism taking place right now.

Not enough to put a dent in the current short supply. Too little too late.

Might ease by late February only to go crazy again in the spring.
