I'm closing on my first home in Louisiana in two weeks. Any tips y'all can offer?

I've never owned a home before and I just bought a brand new home in Nola. Anything I should keep an eye out for?

it's flood zone X, 1900 sq ft on a continuous footing pier and beam foundation. they just did the inspection wednesday and outside of some minuscule punchlist items, it is in perfect shape

any lessons y'all learned the hard way? thanks in advance.

Home inspections are worthless for anything other than ensuring you have GFCI outlets in the kitchen.

I'd pay a good HVAC guy to inspect the system. Ask the builder for a copy of the manual J analysis.

If you're the first owner of the home you're protected by law in Louisiana (New Home Warranty Act) for a number of things.

ETA: Also look at drainage; you're going to be responsible for water runoff from your property; important to make sure you're not dumping onto a neighbor.

hoping we can get a good rainfall one day soon, if we do I'm going to rush over there and check out the drainage/runoff situation

Go into your attic annually or even semi-annually during a heavy rainfall with a good flashlight and check for leaks, pooling, or saturated wood between the attic space and roof shingles. Being proactive on this can save you a lot of repairs on the roof, insulation, and ceiling. It often is out of sight out of mind, but can be a lingering issue that snowballs into major if not taken care of.


Even relatively new roofs can have issues.It only takes a few bad shingles and it can become an issue.

I live in Algiers point now and searched fricking everywhere the last two year in Orleans Parish and couldn't find anything I wanted, so I bought a brand new house in Arabi. I have been on contract for like 4 houses in 8 months that all fell through, 3 of them it was inspection issues.

IDK much about the area besides what I've learned house-hunting there. I know that rocky and carlo's is badass, and that my home insurance is $1400/year and my property taxes will be lie $400/year

about a 10 minute uber from the bywater too

Make sure to get the pipes inspected as well.

If there are any blockages on your property or the city side they will find it and you can get it resolved before closing.

nah it was Ricky Danton. IDK much about them but google results seem good, and the quality of the construction is pretty damn nice. I worked in construction for a while so I know a few things to look for

and yeah arabi is pretty interesting right now. everything is either a brand new house, a house being built, or a lot for sale

Make friends with the neighbors. Being on good terms with people up and down the block is better than any monitored security system. Make something simple, brownies or whatever, and invite em over for a housewarming porch sitting, etc.

Get a binder with clear sleeves to file all the instructions etc for all the appliances, hvac, water heater, etc and keep adding new purchases.

Get flood insurance no matter what the zone is or what the realtor or underwriter tell you.

Pay the few extra bucks for the owners title insurance policy. The bank will make you buy them a lenders policy. Get the owners policy to protect yourself from any title issues that arise.
