How is the housing market in your area?

Not sure if this is the right board but the housing market in the area where I live is on fire

Some are pending the same day they hit the market.

Even ones in shitty neighborhoods are selling at 20k over what they were a couple of years ago.

The New Orleans area is doing very well. With interest rates as low as they are, buyers are motivated to get into the homeowner market.

My wife works for a title company and they've been getting slammed for a few months now with closings, refi's and things like successions and probates, but mostly closings. Her office did 6 closing just this past Friday.

It's more about who is hit the hardest by the current unemployment. Most of the people losing their jobs right now we're already too poor to afford a house....

Really good around here. Listed my house back in June on a Friday evening. By Saturday afternoon I had a full asking price offer. My neighbor listed his a few weeks later and had the same result.

Its been booming in Dallas since about 2012 and the value of my house has almost tripled since then. Right now, there is a shortage of houses on the market because nobody wants to move during the pandemic so what houses do come up for sale are going fast and at higher than asking price.

We put a rental on the market last week on the MS Gulf Coast at 3pm on Tuesday. Had 3 showings that night and 2 offers by 10am on Wed. One was a cash offer 10k under asking and the other was an FHA loan at 10k over asking. We got the cash offer to come up to 5k under offer and so it's now under contract with a Sept 3rd closing date. And yes, it's now a shitty neighborhood. It wasn't when my wife bought it in '03 but it's a good starter home or decent investment property. We just needed the cash for other stuff.
