I'm assuming you have a realtor that has advised you as to proper pricing, staging, repairs and photos?
Do you have a realistic/objective view as to if your house is a tear down or what your typical buyer might be? A developer, a family, newly married? Each of those will have different things that attract them to a home.

Photos are important and you want the property to look good. But you also want it to be representative of is there. Make sure the photos show the layout of the house as much as possible and don't just showcase nice furniture, appliances, etc. You want those in the photos, but remember to show the house. It will do very little good to have people show up who are curious about the hightlight photos only to be surprised or disappointed by the reality of the house's layout quirks, drawbacks, etc.

This is bad advice, as someone who recently sold a house in this market, you don't do this unless you plan to sell to some investor or bargain hunter. I sold my house at nearly the listing price, despite everyone (except my very good Realtor) telling me to do exactly what is suggested here. It did take several months, it's not a good market for sellers but short of something major happening it may never be all that good again. Buyers now basically want a turn-key property, even with updated appliances, new paint, floors, clean WDO and inspection reports, they want a house that they have to do zero work to now and in their conceivable future. Unless you want to cut your own throat on the equity you have, you pretty much have to be extremely patient in this market.

New construction builders in Houston burbs are paying for closing and buying the rate down to below 6%. Selling a house right now is brutal. Average days on the market are pushing triple digits.
You’ll have to offer cash at closing and lower the price if you have to move it quickly. Prices have fallen to 2022 levels. Your options are will a drastic price reduction, you wait out the inventory for several months, or you rent it out and hope things eventually improve.
The only thing selling fast are the best school districts and houses priced above $900k. Rich people don’t care about rates or markets.
Your realtor should know the tricks, but every 2 weeks the first picture of the listing should change. If you do a major price reduction after 2 months, re-list so you get to the top of searches.

We finally had our first showing today that lasted only 5 mins today. They had a 30 min window and showed up right towards the tail end so maybe they felt rushed. But just bizarre. Guess they found something they didn’t like, and hoping to get that feedback.
Do have another showing tomorrow. Even if we don’t get any offers from this, would still like to get feedback from what buyers don’t like

Most buyers don’t leave feedback. If they don’t stay 20 minutes, they aren’t serious.

Fresh (maybe even new color) paint, consider adding some minor upgrades (exterior light fixtures and hot white bulbs everywhere), pressure wash the driveway and sidewalk, add annual flowers and fresh mulch to a garden if you can make it noticeable (if applicable to you.)
Curb appeal for people driving by will make them either stop and look inside what they can see, or they will google the property. Have everything cleaned out and looking as up to date as necessary.
Where you live my affect who is trying to buy. You can shoot for the highest price and update eveything you want so that it is move in ready with no additional work to come up. Other option is to sell as it with the hopes that someone updates it to however they want. Whatever your price expectations are for the sale, align that with the buyers who would go for that.
Not sure how badly you would need to sell the house, but you can include appliances as part of the deal. Just don't do that AI shite people have begun doing where it tries to fill the rooms with furniture and TVs. IMO, blank space gives the buyer ideas on what they would do with the room, and they don't care how you/AI would do it because it will likely not be the same.

Visibility is everything. We had our house on the market and had lots of action but no offers.
I finally had enough and pulled the exact builder grade paint that the house was painted with. We had built it so I had all that, some cheap Sherwin williams paint.
Went over all the walls with one coat of that cheap shite and it "shined" it up. Sold a week after that.

DSLD house is why it’s not selling.
Why buy one in an older subdivision (which gets ran down within 5 years of filling up), when they can GM buy a brand new build for the same or not much more.
People have to stop buying these cheap arse houses…. Thinking its an investment. A lot of people in your position…
Who the hell wants to buy a house where no one parks in their garage… I think it’s a requirement to buy in DSLD opener Horton.. it’s crazy
