If I can only access one side of the fence (mine) am I wasting my time and $$$ staining one side in hopes of a longer lasting fence?

Stain for looks, not longevity.

Longevity is the perk that might come.

Stain does nothing but tint the wood. It will not in any way protect the wood.

I think treating only one side of any exposed wood could lead to different rates of evaporation throughout the wood that could lead to warping over time.

I have no hard evidence to back that up just a gut feeling.

It depends on the of the afternoon sun on the fence. I have a fence that I stained with “solid” stain and it has absolutely protected the fence from deteriorating. Trouble is, I don’t see how you can stain one side of the fence without totally screwing up the other side.

Can you stain the "neighbor's" side of the fence before install?

Do you not have a good relationship with your neighbor?
It would be a good idea to reach some sort of agreement with them about fence maintenance, etc...

That said, if you only stain one side of the fence, the other side will absorb water/UV rays, and weather badly, and it will just rot from the other side toward you, so it would only benefit the look of the fence from your perspective.

Their side gets a little morning sun. Ours gets the afternoon sun pretty good. Due to this I believe it may be wise to do our side anyway for preservation purposes??? Appearance is a by-product not an objective.

If y’all don’t do anything to protect it, that fence will look like shite and start rotting in 10 years.
It baffles me that so few people do anything to protect their fences.

It won't take half that long to look like shite and start warping/rotting if it is left as is.

I visited my former neighbor a couple weeks ago, and was looking at the fence (cedar pickets, KDAT rails, sch40 posts) I put up 12 years ago. It’s got a grayed patina, but still looks great, and it’s never seen a stain/oil/finish of any kind.

Since I'm only doing my side (smooth side) of this 135' wall is it crazy to consider brushing it on? The effort doesn't bother me. Seems like I'd get a better thicker coat.

And they are damned expensive and a lot of work to replace. If you going to pay a contractor they are ridiculously expensive. Sealing and staining will keep them looking good for a while but they all eventually go to rack and ruin, at least in my experience.
