Construction loans.

Who has the best construction loan product out there right now? I’m in southeast LA. About to start new construction and will have about 50% down ultimately on the value of the new construction, including equity in current house. I’ve never gotten a construction loan before so don’t know who or where to start. Looking for someone that is easy to deal with and has competitive rates.

I used first bank and trust and did their one time close. Construction loan rate is 3.875 until conversion to mortgage at end then we can go to whatever market is. Not sure yet but I’m suspicious that besides locking in rate in case rates go up, one time close is a scam bc the closing costs were expensive. Friend is using 5th district bank I think and got a 2.99 construction loan rate for a one time close loan.

I would not go in telling them you are putting 50% down with the current market. Appraisals are currently coming in much less than actual costs the last 12-18 months. Appraisals are not capturing the significant increase in cost of labor and materials.
Get 2-3 actual proposals from reputable and local builders to have as proof on what you're building. Once you see this, you will be highly surprised at what is occurring.
Start with your current bank. They know your situation. If you don't like what they offer, get a second, third, and fourth opinion. Should one of them come back much more favorably, tell your current bank you're moving all of your money within the hour if they don't beat your best offer.
Being 50% liquid, you hold the cards.

We actually had that issue. Appraisal came in a little under what agreed contract was bc he used 2-5yr old comps. I appealed on account of construction costs being up at least 25% but lost. Had to make up difference in cash at closing.

I built about 6 years ago. Shopped a few lenders and ended up going with Bancorpsouth.

Have to be very careful. In some areas the house won't appraise for what it costs to build due to labor and material prices right now. A friend's framing bid was $40k higher than expected.

We got super lucky with our appraisal. Came back almost $100k over what we needed to borrow. Was very excited with that.

We built last year. Hancock Whitney has the best construction loan product I was able to find. I was also told this by multiple other banks. On another note, that is why they are extremely busy in this department and pain to deal with.

If you are in the New Orleans area, take a look at 5th district savings. We built in 2019 and used a one time close program they had. We were very happy with them.
