Architect fee

I haven’t built anything in awhile that required plans to be drawn. But what is the going rate for plans to be drawn for 25x30 room roughly these days?

Don’t need an architect. Get a draftsman. $1 under beam but they might have a minimum charge and probably won’t call you back for such a small project. Curious, if you are just redoing a room in your house, download a drawing program and watch tutorial and sketch it yourself.

Draftsman still applies. It he can’t match the style of your house, find another one.

Alright the space is going to be man cave/ pool house and it’s coming off my existing roof line off back of my garage going into my back yard. One quote I was given today from architect was a 500 retainer fee and 125 hour for plans. I asked how much a project like this usually runs he said anywhere from 2k-3k. I thought that was extremely high for the project I am doing just seeing if I was right or wrong with the going rate around?

what is your minimum fee to do whatever it is you do on a one-off basis? If it’s less than 5K I’d be surprised

That is absolutely something a draftsman can do. You don’t need an architect for that if you have an idea of what you want. If you have any idea of how you want it to look, just bring that to the draftsman and they’ll get it done.

$500 retainer. Retain this…

I used to draw plans as a draftsman. My first question is what all are you looking for in a "set of plans" and what does your local code enforcement office require to issue a building permit. For example one town may only require a dimensioned floor plan and elevations and another town may require you to have all that plus a mechanical plan, electrical plan, plumbing plan, foundation plan, etc. If it were me I'd approach it as $150/sheet with a $750/minimum or something similar.

I work/worked with a couple guys that do dwgs on the side. Most about 50-75 cents a sq ft.

^This is the correct response here. You'd be hard pressed to find an architect under $125/hr unless they're doing you a favor on the side.

If you have a high end house, you be better to hire an architect. But it you have a smaller middle class home like most, a draftsman would do.

Currently building a 24x32 pool house, 24x16 enclosed and 24x16 covered area with outdoor cooking area and fireplace. Our architect charged us $4,250. I thought it was high but he was highly recommended and I even got a few builder recommendations from him. This is in South MS.

What's the going rate for building in southern MS? In Baton Rouge, the going rate to build a custom home appears to be somewhere between $250 and $300 a square foot. This is Baton Rouge, not San Diego!
