Bluffs Facing Uncertain Future

Living out there has always been out of the question because they seem to go bankrupt every 4 years. I just wonder what they need to do to stabilize? Could they work a dual membership with U Club? I think they had a quasi deal with Carter at one point, but those courses are an hour and a half, at least, from each other.

Love the course, want it to succeed, but it can't be easy to run a course in the middle of nowhere.

Love that layout but it’s a pain to get there even from BR. There are simply not enough rounds to keep that course alive. I hope it stays open but doubt that the homeowners will continue to subsidize.

There are plenty of rooftops to make it viable. It's gone from not enough but full participation to the opposite. If the people that live here can buy the course and clubhouse I think it will stabilize. Been living here 20 yrs.

Three things that would make me want to play there more than I do. One of which is probably out of the question.

1.) Get the course on par with Beaver Creek, Greystone, Carter Plantation. The last few times I've played there, the course has been turrible condition wise. Why pay that kinda money, drive that distance, just to hit the ball off of a 300ft bluff par 3?

2.) Offer a tee time lunch time deal like Greystone. $35 and a lunch would get more play.

3.) Use some politickin' to get a hwy built from the main drag to the proshop. Not likely to happen, but I've seen a big ole nice bridge built out there for the sake of politics. If they could get it a little easier to get to from BR then that would help too. Hard to set aside 7 hours to play golf.

The distance from BR might ultimately be its undoing. Why pass up Beaver Creek (and Copper Mill if you’re so inclined) to play a course whose layout might be more unique but is typically in mediocre condition (and more expansive to boot).

Exactly. Beaver Creek is in primo condition right now and can be had for $25 on the weekend with a golfnow deal. Bluffs asking $75-80 and is another 30 minutes? They've done it to themselves.

Wonder how many homesites are out there? If they want to save the course the HOA should vote on assessing its homeowners a fee each month that goes straight to the course.

I believe Diamonhead in MS does this and they have no cash flow issues.

Didn't Cooper Mill's HOA buy the course? If so, that's a great example of how it can turn out bad.

Homeowners cannnot sustain that place if they buy it. Maybe a small number of homeowners are willing to do what it takes but that place will be expensive to maintain. But when the majority see the $1,000 + assessment extra a year or more they will want to fold that place.

BREC and LSU keep golf rates too low in the area for most private clubs to make it.

ETA: I hope they make it but I just don’t think people realize how bad BREC and LSU kill the economics for golf in this area.

Fact, there would not be much left to the sport if BREC/LSU didnt offer rates.

Golf is quickly over pricing the market.

I couldn’t disagree more. Golf would be better off if LSU and BREC didn’t over saturate the market. There is a need for a few municple courses but we have too many municipal courses.

So you're saying if BREC didn't have two really nice golf courses that can be played for reasonable prices and a few OK golf courses that can be played for cheap, BR would have a better golf market?

Bluffs used to be in consistently good shape. Greens used to be above average.

Last couple times I went it was a complete goat ranch
