Was shocked to see rates around 4. Thought rates last year stayed in the low 3s.

I have a friend who's going through a divorce who thought about a refinance but he's locked in at 3.5 and doesn't want to touch it. Want to say it's somewhere around 5 or 6 now.

With the downer news of Fallout 76 at E3, I wiped the dust off Fallout 3 last weekend.
I was in high school when this game came out and I still like it after numerous plays. Everytime I play I find something new. Just now I was at the bottom of the map and some dude was stumbling around yelling he is alive and a few seconds later he fell over dead.
Need the old Bethesda back.
