That is just for the building and property. They are tearing it down and building a new one. That's about probably 2 million more if its what they are suggesting. You gotta move a lot of product through those doors to service a note like that.

They wanted to get back to New Orleans and what the hell an offer to make about 600k or so on a twenty four month real estate investment would be hard to pass up. Which they didn't. It kind of struggled there though. First that's a tough location to begin with and second they struggled to get the servers they needed and third the kitchen staff wasn't up to par as well. Remember this was just after Katrina. Labor was hard to come by.

I'm not going to pretend to know this area or the market, but I see what they do at their Lakeview location. They sell a shite load of drinks. Lots of mark up on drinks.
Seems simple, but the amount of women at that place ordering margeritas every evening is amazing.

It does seem to be a bit of a restaurant graveyard. Kinda like that place off Essen right next to the interstate. I'm not sure what it is now (it was Vincents for a while, I believe), hell, it may be vacant at the present time. Nothing seems to work there and I can't think of a valid reason why. The place across the street from the old Mandinas (next to Calvins) had the same problem. I forgot the name of the place but it was once a upscale place owned by the sisters that brought Semolina to BR, then Kivas moved there, and I believe it is now vacant. Some places just seem to be a death wish for restaurants.

Say what you will about the food, but those guys know how to build out a space that people want to hang out in. Bulldog BR location was a graveyard just like the old Hammond spot and they're killing it. With the towne center crowds and the surrounding neighborhoods, they no doubt see (and have confirmed) the potential.
And I still don't get the hate for the food at the VC. Chips and salsa are good, other dips are good, and no one can screw up fajitas. I don't ever order any of the other slop at other tex-mex restaurants. Seems like folks expect too much there. It's not anymore expensive than any other tex-mex joint. Margs are good and strong, too. I definitely haven't ever wanted to punch the "chef" in the face...and anyone who thinks they have a "chef" is a complete noob.

Martini I think this area of town is looking for a decent patio bar restaurant espicially with development of condos on corporate and Jefferson aimed for the young professional. I live in goodwood villa and finding more young people moving into my neighborhood and in the sevenoaks old goodwood area too. Food might just be ok but a thurs-sat patio area would be clutch.

Good place to drink and bad Mexican food? Sounds like La Fonda in Laffy. They seem to do well regardless of the crappy eats. This place will do well- especially since they are tearing down the existing building which had some serious bad karma.

Could be. I grew up in the area and own a few houses there as well. I wish them well but they have some competition. It's a lot of money upfront for a Mexican place.
Whatever they do it's better than an empty building csitting there.

The Margaritas are strong, the salsa is served hot and is watery
but the place is always packed. I think it's the atmosphere that draws people there because the food is average.
